Job Overview
We are seeking a highly motivated and experienced Maintenance Technician, often referred to as a "Handyman," to perform a variety of skilled and semi-skilled tasks in the maintenance and repair of our condominium complexes' common areas and facilities. The ideal candidate will be a proactive problem-solver with a strong work ethic and a comprehensive understanding of general property maintenance, able to work flexibly across various properties as needed.
Duties
General Repairs: Performing various repairs and maintenance tasks across
multiple properties.
Irrigation Systems: Troubleshooting, repairing, and maintaining irrigation
systems.
Lighting: Replacing bulbs, repairing fixtures, and maintaining exterior and
interior lighting.
Painting: Performing touch-up painting and larger painting projects as needed.
Door & Lock Hardware: Repairing and replacing doors, frames, and lock
mechanisms.
Drywall Repair: Patching, finishing, and repairing drywall.
Stucco Repair: Performing minor stucco repairs and touch-ups.
Minor Electrical: Addressing basic electrical issues, such as outlet and switch
repair/replacement (within scope of licensure/safety guidelines).
Minor Plumbing: Addressing minor leaks, clogs, and fixture repairs.
Preventative Maintenance: Conducting routine inspections and performing
preventative maintenance to ensure optimal functioning of systems and
infrastructure.
Troubleshooting: Identifying and diagnosing maintenance issues efficiently.
Record Keeping: Maintaining accurate records of work performed and materials
used for each property.
Customer Service: Interacting professionally and courteously with residents and
staff at all locations.
Safety: Adhering to all safety protocols and regulations.
Experience
Proven experience in facilities maintenance or a related field is preferred.
Strong customer service skills with the ability to interact positively with clients.
Experience supervising or leading teams is a plus.
Mechanical knowledge is essential; familiarity with electrical systems is highly desirable.
Ability to perform residential painting with attention to detail.
A valid driver's license may be required for travel between job sites.
Qualifications:
Proven experience (2+ years preferred) in general property maintenance,
particularly within a condominium or multi-family residential setting.
Strong knowledge and practical experience in a wide range of handyman skills,
including irrigation, lighting, painting, door and lock repair/replacement, drywall,
stucco, and basic electrical/plumbing.
Ability to troubleshoot problems and implement effective solutions independently.
Proficiency with common hand and power tools.
Must be flexible and willing to travel between various properties
throughout Manatee and Sarasota Counties.
Excellent communication and interpersonal skills.
Ability to work independently and as part of a team.
Strong organizational skills and attention to detail.
Reliable transportation and a valid driver's license are essential.
Ability to lift and carry heavy objects,
