Property Manager/Maintenance (Sarasota)

Oversee 9 residential single-family homes in Sarasota, FL (34234). You
will need to take calls from the tenants 24/7, clarify their issues, determine if you can personally address the issue, or if you will need to contact the appropriate vendor to address the issue (some vendors are already in place: Drain, Pest, A/C, etc.). You will visit the properties every month, touring the exterior of the property to ensure the tenant is adhering to all the terms of the lease. On even months, you will tour and change out the A/C filter in each unit. You need to be computer literate (Excel) to complete a monthly report for the owners, texts or e-mails documenting communication with the tenants regarding any issues they need to address. You will also need a cell phone to communicate via phone and text with all parties. You must be prepared to meet with me the first week of every month to review your report from the preceding month, discuss any issues, and receive your compensation for the prior month. Once on board and acclimated, you will need to work independently, making decisions in addressing every issue appropriately and cost-effectively.
You get compensated for the actual time you spend managing or performing tasks at the properties, so the hours you work and your compensation will vary, from a low of 6 hours one month to 20 hours plus the next, depending on that month's activity. You will charge ΒΌ hour for every call you receive, return, or make, along with the posted hourly rate for any actual time you incur physically managing or servicing the properties.
