We are a local association management firm that serves HOAs and condos across Brevard County. We value steady execution, clear communication, and calm leadership in front of boards and homeowners.
You will manage a portfolio of associations and serve as the primary point of contact for boards, owners, and vendors. Success means well run meetings, clean financials, timely maintenance, and strong compliance.
Key Responsibilities:
Plan and run board and annual meetings including agendas minutes and election processes
Prepare budgets board packets and monthly management reports
Oversee vendors including bids contracts scopes inspections and service quality
Monitor maintenance schedules work orders preventative tasks and reserve projects
Track violations and ARC requests with fair consistent follow through
Support financial oversight including invoice approvals delinquency follow up and variance review
Ensure compliance with governing documents Florida statutes and local codes
Maintain accurate records in the management system and keep the board informed with clear updates
Conduct regular site visits and produce action lists with owners and vendors
Build strong relationships with board officers while setting clear expectations and boundaries
Must Have:
Active Florida Community Association Manager license or capability of obtaining one
Two or more years of property management experience preferred
Proven meeting facilitation and board communication skills
Working knowledge of budgets reserves and vendor management
Valid driver license and reliable transportation for site visits
Ability to attend evening meetings as required
Nice To Have:
Experience with Condo Control or similar property management software
Familiarity with Cocoa Beach and surrounding municipalities
Proficiency with Google Workspace or Microsoft Office
Travel:
Local travel only
Primarily office and field based in Cocoa Beach with regular community site visits. Evening meetings occur as scheduled by boards.
