Apartment Community Manager
Local management company is looking for a Property Manager to join our team in Tallahassee, FL. Ideal applicants will have a minimum 4 years' experience in Property Management with at least two years in a Management role. Applicants must have strong leadership abilities, a dedication to resident retention, a comprehensive understanding of budgets and financial reporting. This role will require a broad understanding of property maintenance and renovations to control expenses and make the most of our on-site maintenance team. This position is responsible for ensuring compliance within all local, state and Federal laws including the Federal Fair Housing Acts.
This is a fast-paced community with many moving parts, Ideal applicants will work well under pressure and enjoy a challenge.
Duties:
Manage on-site team, contracted services, supply/inventory and marketing efforts
Diligent in rent collections, follow up and initiating eviction procedures
Manage expenses through evaluating costs, negotiating services, reducing resident turn over, etc.
Increase income through retention, time management of staff, vendor negotiations, etc.
Accurately report all income and expenses in accordance with company policy and procedure
Daily review of your budget status, a constant and evolving plan to stay on track and within budget
Plan and act to improve the community's appeal, resident satisfaction and overall success
Manage Capital Improvements and renovation projects, ensuring Owner/Management scope is met
Review Lease files for accuracy, compliance and execution within company policy
Build and strengthen resident relations and retention through functions and prompt attention
Work with Maintenance Supervisor daily to track/manage all pending maintenance related matters
Initiate, schedule and ensure proper Preventative Maintenance procedures and schedules
Inspect grounds, identify areas of improvement, initiate action and follow up until it's satisfactory
Ensure proper safety measures, procedures and gear is consistently utilized and continued safety training is prioritized
Eligible candidates will have experience working with Microsoft products including Word, Excel and Power point, preferably familiar with OneSite/Real page or similar web based PM programs.
