SUMMARY: Apartment Maintenance Tech - HVAC performs (or coordinates as authorized) all maintenance activities of the community including repairs, preventative maintenance and installations in a timely manner and according to company policies and procedures in order to maximize the property occupancy and return-on-investment.
ESSENTIAL DUTIES AND RESPONSIBILITIES: MAY include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
Completes service requests within 24 hours.
Participates in an ongoing community improvement plan and preventative maintenance program.
Diagnoses and performs maintenance service or repair or replacement, as directed, involving the following daily:
Electrical and Plumbing (including water lines)
A/C and Heating systems
Appliances (ranges, refrigerators, dishwashers, washer/dryers, microwaves, disposals)
Stairs, gates, fences, gutters, fasteners
Walls, ceiling fans, interior/exterior lights
Doors, seals, cabinets,
Water heaters(electric) installation
Door deadbolts, hardware, mailboxes, and locks
Pool areas, chemicals and equipment, tile, furniture, fencing
Maintains proper levels of inventory and orders maintenance supplies as needed with Property Manager approval.
Responsible for the thorough knowledge, implementation, training and enforcement of pertinent laws and EPA, OSHA, and HUD regulations governing proper use, storage, and management of hazardous materials, including solvents, flammables, caustics, and Freon. EPA Universal HVAC Certified is a PLUS.
Ensures preventative maintenance is performed on a timely basis and ensures preventative maintenance is planned in a proactive manner and schedules are followed.
Maintains courteous and helpful demeanor with residents, prospective residents, co-workers, vendors, etc.
Must be available and willing to answer 24- hour maintenance emergency calls for one week, every 4th week.
Own transportation required including after hours.
Must own all tools and equipment necessary to complete expected tasks.
Ability to operate standard maintenance equipment in a proper and safe manner.
