Jr Commercial Property Manager

We are currently seeking a full-time Jr Commercial Property Manager and will be responsible for all aspects of property management for assigned properties from our portfolio. The position will primarily cover properties located on the greater Sarasota area.

Standard hours 7:30am – 5:30pm.

In person work is required daily; no remote work allowed during first 2 years.

The position requires overnight travel (average travel is once a month for 1 night / 2 days, or 2 nights / 3 days); you will be required to use your own vehicle however a auto allowance will be provided and travel cost will be reimbursed. A dependable mode of transportation is a must.

Required Education/Experience

Bachelor’s degree in associated discipline preferred.

5+ years of experience in commercial property management and/or construction management (retail preferred).

English and Spanish speaking, reading and writing fluency is required.

Proficient in Microsoft Word and Excel (familiarity with Yardi is a plus).

Excellent oral, written, and interpersonal communications skills when dealing with co-workers, tenants, purveyors, associates and governmental and community leaders.

Strong analytical and decision-making skills, business acumen and financial skills and organizational skills.

Candidate must be a motivated, detail-oriented, self-directed problem solver that works effectively in a team environment.

Must be able to effectively take direction and follow instructions.

Ability to inspect work and know if it is done correctly.

Must be able to read and analyze construction drawings and have a high-level ability to review building codes.

Responsibilities

Oversee maintenance and repair projects, capital improvements, and coordination of construction/tenant build-outs.

Oversee the condition of, and implement programs for, property maintenance.

Obtain bids from, negotiate with, and supervise outside vendors holding them accountable to the terms of their contracts.

Monitoring and inspecting maintenance, repairs and construction performed by approved purveyors and in-house maintenance personnel.

Communication with tenants and interpreting leases / ensure compliance with lease obligations.

Maintain effective cost control.

Budgeting, analyzing and forecasting of property expenses, including capital expenditures.

Implementation of operating budgets and the evaluation of budget performance.

Manage accurate record-keeping and reporting of all data for properties, tenants and vendors.

Essential Job Functions

Assist in creating specifications and bid forms, solicit bids for projects from purveyors and contractors, complete bid analysis, assist in negotiating price and terms, and prepare contracts.

Oversee construction projects including site inspections/meetings, ensuring budget and schedule issues are resolved, and reviewing/approving contractor pay applications and change orders. Deliver assigned projects within budget, per written specifications, and in accordance with delivery deadlines.

Address tenants’ questions and concerns, administer and enforce lease requirements.

Supervise and direct property management staff by establishing job requirements / responsibilities and monitoring the quality of work and adherence to company policies.

Review and approve property invoices for payment using proper coding as per the approved budget.

Provide regular reporting of project status, budgets, schedules, and potential issues.
