Maintenance Specialist
Position overview: The Maintenance Specialist is responsible for ensuring the proper functioning, safety, and aesthetic appeal of all building systems and common areas within a high-rise condominium. This role involves performing routine maintenance, addressing urgent repairs, and coordinating with contractors to maintain a high standard of living for all residents.
Key Responsibilities:
Perform regular inspections of building systems, including HVAC, plumbing, electrical, and elevators, to ensure optimal performance.
Conduct routine maintenance tasks such as painting, light carpentry, plumbing repairs, and electrical work.
Respond promptly to maintenance requests from residents, resolving issues efficiently and with minimal disruption.
Monitor and maintain common areas, including lobbies, hallways, recreational facilities, and outdoor spaces, ensuring they are clean, safe, and well-maintained.
Coordinate with external contractors for specialized repairs or large-scale projects; supervise work to ensure it meets building standards and deadlines.
Maintain detailed records of maintenance activities, including work orders, repairs, and preventive maintenance schedules.
Assist in emergency situations, providing swift and effective response to issues such as water leaks, power outages, and fire alarms.
Ensure compliance with safety regulations, including proper use of equipment and adherence to building codes.
Manage inventory of maintenance supplies and equipment, placing orders as needed to ensure readiness for any tasks.
Communicate effectively with the property management team and residents, providing updates on maintenance activities and upcoming projects.
Qualifications:
Proven experience in maintenance roles, preferably within high-rise buildings or large residential complexes.
Strong knowledge of building systems, including HVAC, plumbing, electrical, and mechanical.
Ability to troubleshoot and resolve a wide range of maintenance issues.
Familiarity with safety regulations and building codes.
Excellent organizational and time-management skills.
Good communication and interpersonal abilities, with a focus on customer service.
Physical ability to perform manual tasks, including lifting, climbing, and working in various environmental conditions.
Certification in relevant maintenance or trade fields (e.g., HVAC, electrical) is a plus
