Position Overview:
We are seeking a highly experienced Project Estimator with expertise in construction estimation, specifically for rehab and fix-and-flip projects. This role involves providing detailed quotes based on pictures, broken down by trade per line item, and ensuring accurate budgeting for investors. The Estimator will supervise and train a team of junior estimators, review and approve all quotes to ensure they align with budgets, and manage relationships with real estate professionals.
Key Responsibilities:
Estimating and Quoting:
Provide detailed, line-by-line construction estimates based on pictures for various rehab projects.
Quote projects by trade (e.g., flooring, electrical, plumbing, painting) with precision.
Review project specifications, photos, and any available documentation to determine the scope of work.
Ensure estimates are thorough and reflect current market prices for materials and labor.
Team Supervision and Training:
Lead, supervise, and train a team of junior estimators to ensure consistent and accurate quoting.
Mentor junior staff, helping them improve their skills and understanding of trade-specific line item quoting.
Approve all quotes generated by the team to ensure they align with the project budget and expectations.
Quality Control:
Ensure every quote meets project financial parameters and expected profit margins.
Implement processes for reviewing and validating quotes against project goals and budgets.
Client & Stakeholder Management:
Maintain strong relationships with real estate professionals, ensuring their investors receive timely and accurate quotes.
Act as the main point of contact for real estate professionals, investors, and wholesalers during the quoting phase.
Address client inquiries and resolve issues related to project estimates and budgets.
Process Improvement:
Continuously improve the quoting process, leveraging technology for greater accuracy and efficiency.
Work with internal teams to enhance quoting tools and streamline reporting methods.
Qualifications:
5+ years of experience in construction estimating, preferably focused on rehab, renovation, or fix-and-flip projects.
Strong understanding of construction trades and line-item budgeting for each project phase.
Experience in quoting from pictures and managing a team of estimators.
Ability to train and mentor junior team members.
Excellent leadership, communication, and client relationship management skills.
Proficiency with quoting software and tools (e.g., RenovateAI, construction estimation software).
Strong attention to detail and ability to manage multiple projects simultaneously.
Experience working in a fast-paced, investor-driven environment is a plus.
