Facilities & Maintenance Manager

Puʻu O Hōkū Ranch seeks a skilled, reliable, and proactive Buildings & Maintenance Manager to oversee the care, repair, and long-term integrity of all ranch facilities. This position requires a versatile tradesperson who can balance hands-on work with thoughtful planning, preventative maintenance, and coordination of outside contractors. The ideal candidate takes pride in craftsmanship, solves problems creatively, and helps ensure our ranch remains safe, functional, and beautiful for guests, staff, and the land itself. Key Responsibilities:

1. General Maintenance & Repairs

Perform and oversee maintenance work across all ranch buildings and facilities.

Skilled in a variety of trades: carpentry, painting, plumbing, electrical, roofing, repairs, and installations.

Handle day-to-day tasks including furniture assembly, structural fixes, and upkeep of interior and exterior spaces.

2. Daily Requests & Support

Respond promptly to daily service calls such as leaks, safety concerns, or last-minute guest preparations.

Assist housekeeping while maintaining the integrity of guest-ready rooms.

Improvise solutions and assist with furniture storage or setup as needed.

3. Preventative Maintenance

Perform regular inspections and address wear before it becomes a problem—“a stitch in time saves nine.”

Apply wood coatings, paints, varnishes, and sealants to protect buildings from rot and decay.

Repair or refinish damaged furniture and treat for termites when needed.

4. Project Management

Manage larger construction or renovation projects, coordinating with vendors and contractors.

Create budgets and proposals for approval, weighing in-house versus outsourced work.

Prepare basic drawings, source and stage materials, and assist contractors on-site.

5. Safety & Emergency Preparedness

Maintain and test all fire and emergency systems.

Conduct annual fire extinguisher and defibrillator checks, quarterly fire hose checks, and ensure brush fire equipment readiness.

6. Administrative Duties

Track and code hours to the appropriate departments.

Manage material purchases and research cost-effective solutions.

Maintain organized project records, plans, and proposals.

7. Pest Control

Implement safe and humane pest management for rats, mice, termites, roaches, and other nuisances.

Use environmentally conscious treatments such as XT-2000 orange oil and boric acid.

Monitor for gecko, mongoose, and cat damage around buildings.

Strong hands-on maintenance experience across multiple trades.
