Position Summary
The Residential Specialist (RS) team provides safety, security, and exceptional service to residents, guests, and staff. Acting as ambassadors of hospitality, RS personnel monitor property access, enforce house rules, operate building systems (cameras, access control, TIBA parking, elevators), oversee amenities such as the recreation deck, and serve as first responders for incidents. The RS Department functions through three primary posts—Control, Command, and Patrol.
Core Responsibilities
Maintain a professional, welcoming presence; greet and assist residents, guests, and vendors.
Preserve order and enforce house rules across all common areas, escalating contentious issues to management as needed.
Monitor building cameras, access control systems, TIBA parking garage, and elevator operations.
Conduct patrols to deter trespassing, identify hazards (lights out, leaks, graffiti, safety concerns), and ensure secure access points.
Manage visitor/vendor entry, prevent tailgating, and maintain clear lobby and motor court areas.
Respond to emergencies: contact HPD/911, dispatch team members, and notify management.
Provide relief coverage for other RS posts (Control, Command, Patrol).
Documentation & Reporting
Complete accurate daily logs, shift reports, and incident and water leak reports.
Document all service calls, access requests, and amenity use violations.
Record resident/guest/vendor interactions that involve rules, safety, or security.
Capture essential details: time, date, names, unit numbers, location, and actions taken.
Use property software and reporting systems consistently to ensure continuity across shifts.
Forward urgent or unusual reports to management immediately.
Amenity & Property Oversight
Recreation Deck & Pool: Monitor activity for safety, enforce posted rules, and address unaccompanied minors, excessive noise, or unauthorized gatherings.
Gas Grills: Ensure proper, safe use of grills; prevent monopolization and enforce time limits; report any damage or hazards such as gas leaks.
Garage & Parking: Enforce guest parking rules, monitor vehicle/pedestrian safety, and respond to blocked gates or malfunctions.
Contractor & Vendor Access: Verify authorization, log entries, and escort vendors as needed; ensure compliance with renovation and service protocols.
General Property Care: Perform walk-throughs of lobbies, elevators, and deck areas for cleanliness and safety; report or assist with urgent maintenance issues.
Role-Specific Duties
Control (DH Tower Room)
Central hub of RS operations; monitors cameras, fobs, access, and garage gates.
Dispatches patrol and command staff; answers phones, assigns tasks.
Manages emergency response coordination. Command (Ewa Motor Court)
Prevents tailgating into tower entry points.
Directs visitors and vendors, keeps motor court/entrance clear.
Monitors guest parking use and ensures compliance with grace periods. Patrol (Property-Wide)
Walks the property to ensure safety, security, and cleanliness.
Reports hazards and maintenance issues.
Confronts trespassers politely, calling HPD when needed.
Minimum Qualifications
Experience: Minimum 3 years in security, hospitality, or related field; luxury condo/hotel preferred.
Education/Training: High school diploma or equivalent; CPR/First Aid preferred.
Licenses: Hawaii Guard Card required; valid driver’s license (golf cart use preferred).
Skills: Excellent verbal/written communication, conflict resolution, multitasking under pressure, computer literacy (Excel, Word, Outlook, access control/reporting systems).
Physical: Able to lift 50 lbs, stand/walk for long periods, bend/kneel.
