SUMMARY – Primary duties include janitorial responsibilities for common elements, including the pools. Secondarily he/she is required to engage in maintaining and repairing physical structures of buildings, both interior and exterior, and all other amenities on the property as directed. A general understanding of pools, motors, electricity and general tools and equipment is necessary. Janitorial experience and knowledge of appropriate cleaning agents and their applications are required.
ESSENTIAL DUTIES AND RESPONSIBILITIES – Includes but is not limited to the following. Other duties may be assigned at any time.
Provide janitorial services as scheduled and directed, including cleaning pools, pool decks, koi pond and water feature, owner entryways, windows, office area, restrooms, sidewalks, kiosk, breakroom, fitness center, pavilions, trash corrals, garages and other areas as scheduled.
Responsible for disposing of trash and recyclables in all common areas.
Maintain inventory and prepare supply order sheet for supervisory review and action.
Responsible for storage of supplies in a timely and orderly fashion.
Repairs various types of motors, equipment, golf carts, small appliances, screens, windows, sinks, toilets, trash receptacles, lights, and furniture as requested or needed.
Assists in repairs to masonry, woodwork, equipment, and furnishings of buildings as needed.
Assists in set-up/tear down of homeowner functions as necessary. Posts appropriate signs to advertise the event.
Provides any other assistance to Operations Supervisor or crew as deemed necessary.
QUALIFICATIONS – To successfully perform in this position, the individual should have sufficient cleaning and customer service skills. The individual should be able to establish respectful and harmonious relationships within the diverse community of Wailea Point; and to respond to an array of different requests and demands. Finally, the individual should be self-reliant, dependable, principled, and motivated to take on assignments, especially when doing so improves the organization and assures the efficient use of Association resources.
BASIC SKILLS REQUIRED – Basic knowledge in cleaning procedures, cleaning supplies and chemicals, tools and maintenance. Basic knowledge of electrical tools, concrete repair/maintenance, carpentry, plumbing, motors, air conditioners, heat exchangers, pool/water features, metal work, handling power tools, and mechanical skills. Common sense to make independent decisions.
