GENERAL MAINTENANCE MANAGER JOB DESCRIPTION
Essential Job Duties:
Performs routine general and preventive maintenance of the Queen Victoria Residences luxury condominium association in accordance with internal maintenance standards, blueprints, manuals, and/or safety and building codes:
Performs general repairs
Performs specialized repairs
Inspects & maintains the swimming pool, spa/hot tubs, and water features; maintains the pool, filters and prescribed chemicals, as needed. Cleans pool area. Pool maintenance certification required.
Inspects & tests on a regular basis all mechanical equipment, including heat pumps, chillers, booster pump, motors, fans, backup generator, fire pump controller, rooftop air handlers.
Pump room, fire room and all equipment rooms to be properly maintained.
Trash rooms, trash bins, recycle bins to be properly maintained.
Installs equipment, fixtures, appliances, and specialized lighting for Christmas and other special events, as directed by the Resident Manager.
Requisitions and picks up supplies, equipment, or tools required to complete assigned duties and responsibilities.
Maintains & records equipment performance/maintenance work performed and other relevant data.
On-call emergency response when requested by resident manager or board of directors.
Basic upkeep throughout the common areas in the absence of staff housekeeper.
Utilizes basic hand and power tools required for general maintenance.
Maintains tools, workspace & equipment.
Be familiar with all major shut off stations including water, electric, sprinkler & fire alarm system.
Prepares annual equipment maintenance schedule
Prepares annual capital equipment status report
Prepares annual equipment repair recommendations & reserve budget capital equipment priorities
Experience:
10+ years of experience in general maintenance duties and facility in the use of power and hand tools.
Condominium and/or hotel facilities maintenance experience required.
