About Yacht Harbor Towers:
Yacht Harbor Towers is a 40-story, twin tower luxury condominium complex that was completed in 1973. The complex features unobstructed ocean views with a total of 456 units. Yacht Harbor Towers is one of the largest and most high visibility condominium developments in Honolulu.

Experience level:
5+ years of experience in building preventative maintenance and infrastructure repair and managing employees.
Schedule:
Monday – Friday regular hours, occasional overnight and weekend work when necessary due to emergencies or shutdowns.

Education:
High school or equivalent (Required), college degree preferred
Qualifications:
In-depth knowledge of equipment and systems in high-rise residential buildings.
Proficient in computerized maintenance management systems and routine preventative maintenance programming and schedule.
Experience with contractor onboarding and vendor management.
Familiarity with government inspections, audits, and permits.
Strong working knowledge of engineering and maintenance best practices.
Excellent organizational, communication, and time management skills.
Computer skills, proficiency with Microsoft Suite.
Key Responsibilities/Essential Functions:
Work with the General Manager and receive directions from the Yacht Harbor Towers Board of Directors to address building needs.
Duties will include:
o Building Operations: Plan, supervise and coordinate all work involved in the repair and maintenance of YHT, including mechanical and electrical preventative maintenance, as well as general maintenance and facility repairs. Ensure that proper bid procedures are being followed. Ensure the best prices for commodities are being obtained.
o Supervisory Responsibilities: Supervise maintenance staff, ensuring personnel are capable of handling tasks, productive and work in compliance with OSHA and EPA.
Project Management - Ensure projects are well defined and understood, develops effective project plan which results in project results that meet cost, schedule, quality, functionality objectives (short and long term) and compliance with business controls.
Preventative Maintenance: Maintain an up-to-date list of preventive maintenance activities including replacement of equipment and systems.
Documentation: Maintain complete and accurate records of performance-related issues, equipment manuals, and maintenance logs in electronic format.
Resident Relations: Provide superior customer services when addressing resident concerns and service requests, maintaining positive customer relations. Attend meetings as requested.
Emergency Response: In the event of an emergency, be prepared to perform or oversee hands-on engineering work as needed.
Physical Requirements:
The Building Engineer must meet the health and physical condition standards deemed necessary and proper for the performance of duties listed. Physical requirements include being able to supervise a staff, maintaining uniformity and consistency in the application of personnel appearance, policy and being able to work long hours without tiring. Must be capable of standing, walking, lifting and carrying up to 50-100 pounds, pushing, pulling, climbing, balancing, bending, stooping, squatting, crouching, twisting, reaching, reaching, handling, kneeling and wrist and digit dexterity.
