Overview:
40 unit Princeville condo community is looking for our next Resident Manager to provide on-site supervision, handle landscaping & maintenance tasks, and coordinate courteously and professionally with owners, residents, vacation rental guests, vendors, and contractors as necessary
Manager interacts with all Board members but reports directly to the President of the Association
HOUSING PROVIDED on-site as part of your employment benefits with additional hourly compensation for time spent on regular maintenance, landscaping, and other responsibilities
This is a part-time role (reflecting the daily responsibilities of the position) but requires the ability to respond and be on-site as necessary during business hours Monday-Sunday
Job Description:
Enforcement of House Rules; responding effectively to inquiries or situations as they come up inside and outside of business hours
Providing regular maintenance and repair services including regular power washing, painting, minor repairs, and dump runs
Hale Moi is flexible with this role’s scope to give the manager opportunity to take on more jobs and desired and qualified, including but not limited to providing regular landscaping and groundskeeping services including mowing lawns, trimming foliage, etc.
Coordination with emergency services, contract repair, landscapers, vendors, or other 3rd parties requiring access to the condominium grounds
Assist the Board in screening independent contractors for specific tasks that need to be accomplished, monitor their work, and make appropriate suggestions to the on-site contractors and Board regarding any modifications that may be necessary. The BOD is responsible for all final assessment and decisions
Responsible for preparing charges, invoices, and other bills that may be due to vendors on behalf of the Association
Maintenance of contact information for owners including vehicle registration, unit access information, and contact details
Preparing written weekly reports to the Board of Directors with status updates and recommendations for improvements
Attendance at Board meetings and ability to provide context when reviewing financial statements

Requirements:
Strong interpersonal skills and ability to calmly respond to BOD and owner requests in a timely manner
Ability to prioritize and work independently to assess and complete on-site projects
Weekly reporting to BOD on projects conducted and hours worked for the week
Attention to detail, creativity, and a positive attitude
Good computer and communication skills
Ability to manage contractors
Ability to lift 50 lbs. and climb a ladder
Strong preference for candidates with previous property management, construction/contracting, and landscaping experience
Terms:
Part-time position with housing benefit ($66K/year value) and hourly salary of $50 for additional work completed
After hiring, there will be a trial period of up to 6 months to assess job performance with a formal review conducted by the Board
Bonus offered after successful completion of 12 months employment.
