Property Manager (Associations or Commercial) for Maui’s fastest growing Real Estate Firm in Wailea, Hawaii

If you said yes then you will be excited to know that Kokua Realty is seeking a passionate, service-oriented property manager to join our association management team or our commercial property management team (2 positions open). Kokua Realty is one of Hawaii’s largest real estate firms (as ranked by PBN) with its corporate office in Wailea. We service clients all over Maui from Kapalua to Wailea to Haiku.

OPTION 1 (Commercial Property Manager)

A Commercial Property Manager manages all aspects of a commercial property for a portfolio of owners in Maui, acts as an advisor to tenants, Landlords and vendors associated with the property, responds to inquiries and requests for work from tenants and owners, manages an annual maintenance (including soliciting proposals, reviewing proposals and contracts, deliverables and metrics), reviews and approves accounts payables and audits monthly and annual financial statements for errors and reclassifications, and manages accounts receivables.

OPTION 2 (Association/Community Manager)

An Association or Community Manager provides similar services as the Commercial Property Manager, but works with condo or lot owners, and various Board of Directors of associations and assists with Board Meetings, Annual Meetings, and special projects.

Adhere to all client contract specifics in a timely and professional manner

Manage Tenant and Landlord relations

Retain the owners assigned

Take client calls and determine appropriate action.

Follow emergency and non­emergency protocols as required to ensure appropriate cost accountable and risk exposure to the property.

Conduct all walkthroughs (Landscape, Violation, Architectural Review and Turnover, Work Order verification) and facilitate needed follow-up

Develop and prepare appropriate annual draft budget for owner approval, implement and manage to the budget monthly for each client

Foster team building among all company team members, mentor when needed

Author or provide correspondence and budget information

Review and approve all communications to and from tenants/owners

Authorize payment of invoices and manage payables in a timely manner based on corporate guidelines and expectations

Support CEO and Director of Property Management and take on and oversee all duties and/or tasks

Be proactive and a problem solver

QUALIFICATIONS

High school diploma or equivalent

Two years property management or related experience preferred

Proficient knowledge of Real Estate and Property Management

Available to be “on-call” when requested and promptly respond to owners

Proven organizational and time management skills

Valid driver license and automobile insurance

Real estate license required (or willing to obtain)

ATTENDANCE

The position is full-time, Monday to Friday, and occasionally on the weekends. We are looking for individuals who can work their scheduled hours plus other hours necessary to complete the job. Work schedules and location assignments are subject to change.

MUST BE AVAILABLE TO START WORK ON MAUI IMMEDIATELY!

Job Type: Full-time

Pay: $55,000.00 - $65,000.00 per year
