The Ko’olani Service Specialist / Security is responsible for providing 24-hour Safety & Protection for our residents, guest, AOAO staff, vendors, and the assets of the Ko’olani. Also, serves as a concierge.
ESSENTIAL FUNCTIONS / WORK PERFORMED:
Protect & deter from theft and vandalism. Random interior and exterior patrols of the property, rooftop, residential floors, stairwells, parking, recreational/pool deck, and amenities
Provide QUALITY SERVICE working with our residents, guests, AOAO staff, & vendors
Post at the Front Desk: Amenity reservations, answering phones, monitoring the CCTV, guest check-in, receive and retrieve parcels (USPS, UPS, FED EX, DHL, CCH, personal), greeting all that are in the lobby with the Aloha Spirit. Provide luggage assistance. Logging the daily activities of the security officers on patrolling the building. Taking messages and transferring calls to the office. Sign-in Contractors working in the building.
Respond to emergencies and is knowledgeable of emergency procedures for a fire, power outage, gas leaks, water leaks, flooding, hurricane, tsunami, physical injuries, accidents, deaths, domestic crisis intervention, theft, burglary and bomb threats
Monitoring the on-property CCTV Cameras. Monitor fire detection systems. Monitor visitor arrivals and departures or access control.
Coordinate with and respond to routine and emergency situations using 2-way radios for communication between all Security, Housekeeping and Maintenance staff. Recognition of safety hazards and reporting of discrepancies on property. Enforcement of the AOAO Community House Rules. Issue citations for Parking and House Rule Violations
Ability to write incident reports, maintain daily logs, create maintenance work orders, generate lost & found reports, etc.
Book reservations for the Amenities. Check-in residents into the Amenities, conduct a pre-inspection. Check-out residents from the Amenities and conduct a post-inspection.
Assist with freight elevators for deliveries and moves
Escort guests and vendors to the units with prior authorization
At times may be required to perform custodial work. Mopping, sweeping, changing trashcan liners, vacuuming, wiping down tables and counter tops, clearing the pool from debris, etc.
REQUIREMENTS:
Be physically fit for standing, walking or sitting for long periods of time. Able to climb stairs and ladders. Work in high places, e.g., roofs and lanais. May be required to run in response to certain emergencies that could occur. Strength to lift heavy items of at least 40lbs.
Computer skills and working knowledge of relevant software programs: Word, Excel, Outlook, etc.
Customer Service Oriented of the highest level. Must have good verbal and writing skills. Always speak in a professional and proper manner with the residents, guest, AOAO staff, and vendors
Possess a valid Hawaii State Guard Card (Recommended)
High School Diploma or GED
Clear a background check and drug screening
May be required to work extra hours
ORGANIZATIONAL RELATIONSHIP: Reports directly to the Operations Manager
CONDUCT AND COURTESY: You will represent the Ko’olani AOAO in the eyes of owners, tenants, guests, and vendors. Therefore, you are expected to maintain high standards of conduct and courtesy while employed at the Ko’olani.
Looking for Part Time/ On Call but Full-Time negotiable depending on experience.
