Security Manager Job Description
Reports to: Association Manager
Oversees: Security Department and Staff
Hokuli’a is a small private community that differs from other local resorts in terms of Security needs and management. There is no hotel or vacation rentals. There are more lots than homes. The community is active during daylight hours and slows down after dark. The community is looking for a friendly, kind personality to head the security department that works cohesively with staff and management. Security is often the first contact for the Hokuli’a community, and we want them to have a positive, tactful experience even if they are turned away.
Functions and Responsibilities:
This position is responsible for security services for the Hokuli’a Community which includes property owners, residents, visitors, club members, employees, as well as personal, private and public property within community (security customers). Ensures reasonable day to day privacy and a trouble-free lifestyle for residents, members and guests. Minimize the risk to life and personal property in the cases of natural or man-made emergencies.
1. Supervision: Interview, select, review, and counsel security staff to maintain order throughout the development. Assign duties and schedule staff, balancing needs of community and productivity standards. Monitor staff activity and coach subordinate performance. Work with administrative staff for payroll and HR. The staff are excellent but require a leader and ongoing daily management and coaching.
2. Training: Administer training program for Security Staff to ensure proper security operations and procedures including documentation. Security Staff is trained on the development rules, understands the rules, and enforces all access to Hōkūli’a. This includes, HCA Community Rules, Shoreline Park Rules, Contactor & Personnel Rules, as well as access to The Club at Hōkūli’a. Tracking Guard Card expiries and scheduling renewal is the responsibility of the Security Manager.
3. Administrative Procedures: Coordinate and monitor for efficiency safety and security related programs for the community including standard operating procedures (SOPs), patrols, CPR training, Emergency procedures - Fire Preparedness training, Tsunami and Earthquake, evacuation, etc., lost and found process, kuleana access procedures. Prepare, on a timely basis, all reports and studies and keep Association Manager advised of security matters.
4. Investigate accidents, thefts, property loss, and unlawful activities: Document details and advise management. Track departmental safety records and document medically treated and non-treated injuries. Oversee and generate all incident reports for property. The security manager is responsible for completing investigations and providing answers to Management and the board.
5. Communication: Timely, relevant, ongoing communication and reporting with management and customers. Regular ongoing communication with the Association Manager is expected. Strong written and verbal communication skills.
6. Technology: Security Manager shall be comfortable with technology and is responsible for keeping all Security systems operating and troubleshooting when they are not including gates.
7. Vehicle Maintenance – Security manager is responsible for keeping the security vehicle in good repair and maintenance. Dash Cam and GPS program is installed.
8. Other Duties: Other duties as assigned by the Association Manager in fulfilment of community’s mission
Performs the following duties:
Communicates regularly with Association Manager and Integrates self into Senior Association Management Team
Available for property owners/members to discuss issues concerning security related issues
Orders supplies and equipment
Manage security programs and supervise security department
Keep an eye on security vulnerabilities and threats
Develop strategies to handle security incidents
Lead and complete investigations. Recommend course of action
Participate in deployment of security technologies and program enhancements
Ensure policies, procedures and protocols are being executed
Responds to complaints and concern
Upholds Community Protocols
Connect organizational requirements with security goals
Ensure signage is keep up to date
Manage technology for Security Dept. – gates, cameras, LPR Software, computers, server room
Maintain Security Vehicle and Manage patrols

Qualifications
Comprehensive knowledge of principles and practices of modern residential and commercial security administration
Comprehensive knowledge of the Community’s Rules and Regulations
Demonstrated ability to command respect of subordinates and superiors, to plan, assign, direct, control and evaluate all operations and activities
Ability to deal firmly, tactfully and courteously with the public
Ability to establish and maintain an effective working relationship with other Departments and Entities, Members, Owners and Guests, county police and fire officials, other resort communities and the public.
Ability to deal with difficult people in a caring and tactful manner
Ability to direct the preparation of intelligible, accurate and comprehensive reports.
Thorough knowledge of the geography of community

Duties require frequent standing and walking in an outdoor work environment with fluctuating temperatures and conditions
Requires ability to walk and stand for prolonged periods of time
Requires ability to stoop, bend, reach, lift and carry items up to 50 lbs.
Requires working in outdoor environment with rugged, uneven terrain.
Requires ability to visually observe the condition of surroundings.
