Job Title: Maintenance

Location: Kapiolani Manor- 1655 Makaloa Street, Honolulu, Hi 96814

Employment Type: Full-Time

Starting Wage: $18-20/HRx depending on experience

Hours: Mon- Fri 7:30am-4:00pm

Position Summary:

The Maintenance Technician is responsible for performing a wide range of maintenance, repair, and improvement tasks to ensure the safe and efficient operation of all building systems and common areas at the condominium property. This role supports the comfort, safety, and satisfaction of residents while preserving the value and appearance of the property.

Key Responsibilities:

Perform routine inspections and preventive maintenance of building systems, including plumbing, elevators, fire safety systems, and lighting.

Respond promptly to resident and staff maintenance requests and resolve issues in a courteous and timely manner.

Repair and maintain doors, locks, gates, fences, windows, and other hardware and fixtures throughout the property.

Maintain cleanliness and functionality of common areas including lobbies, hallways, stairwells, pool areas, and laundry rooms.

Monitor building control systems and report any irregularities or malfunctions.

Ensure exterior areas such as walkways, parking lots, and landscaped areas are free of hazards and debris.

Work with vendors and contractors as needed and provide access or oversight when necessary.

Document maintenance activities and complete work orders and logs accurately.

Comply with all safety procedures and building codes, and use personal protective equipment (PPE) as required.

Qualifications:

High school diploma or equivalent

2+ years of hands-on maintenance experience, preferably in a residential or multi-unit building setting.

Working knowledge of plumbing, electrical, carpentry, and general repair practices.

Ability to safely operate power tools and maintenance equipment.

Strong problem-solving skills and attention to detail.

Good communication and interpersonal skills; ability to work well with residents, vendors, and management.

Physical ability to lift 50 lbs., climb ladders, and work in a variety of environmental conditions.

Able to speak, read, and write English and communicate ideas to meet the requirements of the job

Work Schedule:

Monday–Friday, 7:30 AM – 4:00 PM

Occasional evenings or weekends for emergencies or special projects.
