ABOUT PAL HAWAI'I
Permanently Affordable Living Hawai‘i (PAL) is a nonprofit affordable housing provider based on the island of Kauaʻi and providing services statewide. Our mission is to establish a foundation of hope by providing affordable homes and services for the people of Hawaiʻi. We serve houseless and extremely-low to middle-income workforce households earning <30-120% Area Median Income (AMI). Our strategy is to place our projects into our Ho‘omaluhia Community Land Trust so they are permanently affordable for eight generations and beyond. Our values align with traditional Hawaiian mana’o (wisdom) that land is stewarded by the community, not owned for personal gain.
When developing our projects, we don’t just plan for affordable housing, we plan for affordable living. True affordability includes all basic needs — food, utilities, transportation, healthcare, and employment. Our projects are designed to make these essential components accessible through location, amenities, education, and service enrichment. We use development concepts that lower construction costs, enable long-term affordability, and enhance community sustainability.
Success is stabilizing houseless and low-income families with rental housing so they can eventually attain homeownership through financial education and supportive services. Progress is ensuring that middle-income workforce households of teachers, nurses, and first responders — who still struggle to afford housing — can continue to live and work on the islands. ABOUT THE POSITION
The Maintenance & Construction Specialist ensures PAL-owned properties and assets are well-maintained within established operating policies, as well as ensuring compliance with all regulatory requirements related to safety and construction.
Hours: Full-time (40 hours/week) Monday-Friday, available for evenings and weekends for emergencies as needed.
Location: Primarily Kapa‘a with occasional work at our other properties.
Reports to: Construction & Maintenance Manager
Status: Non-exempt
KEY RESPONSIBILITIES
Execute all assigned work orders in a timely matter.
Completion of capital projects as assigned.
Purchase and delivery of materials related to assigned projects.
Coordination with third party vendors related to assigned projects (e.g., utility providers, carpet installers, painters, appliances, etc).
Immediate attention to urgent repairs as identified by the Property Assets Director.
Completion of assigned scope items for Apartment Make-Ready projects - within a timeframe set forth by Property Assets Director.
Completion of preventative maintenance appointments and other recurring work order tasks.
Work on construction projects as needed.
REQUIRED QUALIFICATIONS
Working skillsets in plumbing (sinks/toilet/tub installs, piping repairs), electrical (troubleshoot circuits, small installation), and carpentry (drywall, painting, trim work, bathroom/kitchen installations, building exteriors)
High school diploma
Basic understanding and use of computers
Good communication skills, strong knowledge of building operation
Organization and time management skills
Reliable personal vehicle
Use of personal tools
COMPENSATION & BENEFITS
Pay: $30/hour starting pay
