RELIEF FACITILY MANAGER

JOB DESCRIPTION

Position Overview: Part-time Relief Facility Manager, working approximately 10 to 15 hours, as scheduled. Reports to Facility Manager. Supports Facility Manager with daily functions of running a self-storage facility as assigned, including management of facility and rental fleet maintenance.

Maintains a neat, clean, safe and secure facility including minor maintenance and visual inspection. Complete daily facility Walk-Through including lock checks, condition of grounds and buildings. Reports maintenance status to Facility Manager.

Support Facility Manager with general management of the office including, but not limited to office opening and closing when scheduled, prepare and submit to Facility Manager daily Walk-Through Report from closing. Lease and collect rents and insurance for self-storage units, sell retail moving and packing materials. Follow up on leads and reservations.

Provide outstanding customer service including professionally handling telephone communication and walk-in inquiries, greet customers professionally, assessing their storage needs, resolving customer problems and offering solutions.

Ensure customers understand facility standards, rental agreement, fees and insurance. Manage and solve customer service issues and escalate customer concerns to Facility Manager as necessary.

Ensure management systems accurately reflects the status of facility transactions at the end of each day including; posting of daily rental move-ins, move-outs, and reservations, cash/checks received.

Maintains all required tenant documentation in a neat and orderly manner as directed by management.

Maintains open communication to keep manager apprised of any property issues. Report critical issues or areas immediately to Facility Manager or owners.

Assist Facility Manager in preparing units for auction.

Knows and maintain all corporate policy and procedures as directed by the Facility Manager.

Maintain professional appearance and conduct at all times.

Perform all other related duties as assigned.

Required Skills and Experience:

High school diploma or equivalent.

Basic Computer Skills are required.

Cash handling experience, ability to make proper change.

A valid drivers license is required.

Must have some mechanical abilities.

General office and telephone skills are required.

Good written and verbal communication skills.

A positive attitude and composure.

Good organizational skills.

Must have flexibility with work hours including weekends.

Be available to assist in after-hour emergencies as needed.

Physical Demands

Must be able to bend, stoop, sit, stand, walk, and climb stairs. Occasional lifting and carrying items weighing 50 pounds or less.

Must be able to sit, stand or walk for long periods of time.

Must be able to frequently communicate with the ability to hear and talk on a regular basis with clients who have inquiries about their storage accounts, billing invoice or other related account matters; must be able to exchange accurate information in these situations.
