Commercial properties: Warehouses, restaurant buildings, mobile home parks, etc
Homes: Vacant only, 20+ years old
Businesses: Manager and employees in place, motivated seller
Remember, before you start looking we are wholesale buyers, we never pay retail

We are not particularly interested in properties that are listed on the MLS
If they are listed, we like to see 120+ days on market
The seller must be motivated to consider creative offers
Our main areas of interest are off-market properties (not listed with an agent)
Also, we love rural areas and towns
