Position Summary
The core focus of this position is maintaining the aesthetic appeal and functionality of the manufactured homes and common area spaces at our manufactured home and RV park in Ketchum, Idaho. The ideal candidate will be a dedicated and skilled technician with a strong background in carpentry. Duties are assigned daily by the Community Manager.

Performance Objectives
Established experience in carpentry, painting, and mobile home maintenance.
Capable of planning, designing, and building steps, landings, porticos, and decks for mobile homes.
Proven experience in running and maintaining heavy equipment and snow removal equipment, including loader and plow.
Knowledge of maintaining common grounds.
Familiarity with using hand tools effectively for various mobile home park tasks.
Minor electrical repairs on items such as appliances, fixtures, switches and outlets, etc.
Minor painting.
Minor plumbing repairs such as replacing fittings and faucets, clearing drain stoppages, etc.
General maintenance such as replacing screens, garbage disposals, fixtures, appliances, blinds and locks, as well as maintaining and cleaning of the properties.
Maintaining accurate records of work performed.

Physical Requirements
Has the ability to bend, stoop, walk, climb ladders for 90% of a typical working day.
Has the ability to bend, lift and reach boxes and maintenance supplies of 30 pounds or more.
Has the ability to safely use tools such as hammers, screwdrivers, drills, and saws.
Has the ability to log maintenance records in a computer or app
Experience requirements
Carpentry, 1-2 years, required
Construction rehab, 1 year, required
Construction painting, 1 year required
Possess a high school diploma or GED equivalent - minimum.
Has basic use skills of Microsoft Office (Word, Excel, Outlook).
Possess a valid Driver's License, reliable transportation, and automobile insurance - required.
Compensation/Position Details
$28 - $35/hour
Full-time, 40 hours per week, 8 hours each day shift
Occasional overtime, on-call holiday and night coverage
