Real Estate company is seeking a highly qualified, motivated, proactive and experienced individual to fill the role of Maintenance - Rehabbing Project Manager.
Is responsible for planning, organizing and directing supervisors and employees on a daily basis to complete the scheduled work on time.
The ideal candidate must be able to lead people, have strong communication skills and take full responsibility for all field operations.
Fluency in English and Spanish is a plus.
Key Duties and Responsibilities:
Oversee and manage work orders, maintenance and rehabbing projects simultaneously from start to finish, ensuring they are completed on time.
Inspect work in progress and confirm crew and work quality compliance, address field disciplinary issues, complaints or grievances as needed.
Monitor oversight of employee timesheet reporting.
Bid contracts with various contractors and coordinate suppliers and subcontractors to maintain workflow efficiency.
Follow-up and/or pull permits needed.
Coordinate field repairs & preventative maintenance of the properties.
Advanced ability in performing hands-on tasks in various trades like electrical, plumbing, HVAC, doors and windows, kitchen and bath and any other, as needed to support the project.
Monitor the purchase, inventory & tracking of all necessary materials.
Communicate daily with General Manager on job progress, job reporting, employee issues, material needs.
Qualifications:
Minimum of 5 years of experience
Must have reliable working transportation and professional tools
Advanced ability to prevent, identify and resolve problems
PC proficient, Microsoft Office, phone technology savvy
