POSITION OVERVIEW The Mobile Lead Maintenance Technician is consistently thorough and committed to keeping building systems and equipment in good order while supporting other members of the property and team. They provide concierge-style service to the tenants at our buildings and are constantly looking for ways to improve the experience for all who come to their properties. They execute preventative maintenance to keep systems and equipment in good repair and prolong their useful life. They are keenly aware of their surroundings to ensure the property maintains an outstanding appearance.  PRIMARY RESPONSIBILITIES Will require travel to multiple properties throughout the designated market using personal truck/van or company vehicle.  Oversees and inspects work performed by HVAC, plumbing, and electrical contractors as directed by the property management teams. Contracted work may include landscaping, remodeling, HVAC, electrical, plumbing, cleaning, porter services, in addition to many other items. Performs various assignments to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed both unit and/or client including, but not limited to: Roof inspections, Fire/Life safety system, ceiling tile repairs/replacements, painting in vacancies, minor plumbing work (toilets, urinals, sinks, etc.), minor HVAC repairs (including filters, belts, diagnostics), and other assignments throughout the property. Review work orders and maintain an inventory of adequate supplies, materials, and tools necessary to complete all tasks. Comply with all applicable codes and regulations, government agencies, and Company directives related to building operations and work safety. Follows OSHA standards for building engineers. Lead operations and guide vendors and subcontractors. Maintains the building lighting systems, including element and ballast repairs or replacements, and if qualified, directs the activities of vendors to do the same. Pick up trash in truck courts, Parking lots, flower/shrub beds, lawns, and any other place it may accumulate. Implements a preventative maintenance program to ensure that all building machinery and systems meet or exceed their rated life. Take inventory of all mechanical equipment by building address, including type of system, MFG, Age, serial #, model #, and tonnage. Inventory of all exterior lights (including wattage, locations, etc.). Consult with the property management team to schedule preventative maintenance and other downtime to minimize business interruption and inconvenience to tenants. Responds quickly to emergencies, summoning additional assistance as needed. Contact the property management team anytime there is an emergency. Provide concierge-style customer service to internal and external partners.
