Bad-Ass Park Manager for Springfield Mobile Home Park (Springfield, IL)

Vacancy expired!

Thank you for checking out my listing!

If you are a person who can come up with creative solutions quickly and handle an ongoing to-do list then you are what I'm looking for.

Likely, you are currently already employed or retired and looking for some supplemental income. Please keep reading if you are. If not then :(

If you are willing to relocate and live in our quiet family park OR you live VERY close by already then please keep reading. If not then :(

Ideally you are able to fluently speak English and Spanish. If you can't speak Spanish, start thinking of ways we can overcome the obstacles of working with our Spanish speaking residents.

The manager position is for a small 46 unit mobile home park in Springfield called Edgewood Mobile Home Park. Our current park manager is having a baby (yay) and has decided to resign from her position at the end of July (boo but we get it).

This will be a part-time position that requires 10 or more hours a week and requires you to be accessible to residents on a regularly scheduled basis each week.

Types of duties

-call a plumber when a sewer line freezes and bursts (yuck!)

-walk the park and pass out rent statements and other notices to 46 homes multiple times per month

-handle the occasional disgruntled resident or neighbor in a professional manor

-communicate with our head office via computer or smart phone on a daily basis (we use Slack, a messaging app)

-be a representative for the park for any contractors or city/county authorities (police) who are called to the park

-post the occasional eviction notice

-take a monthly video of the condition of the park

-making jokes

-pass out fine notices and speak to residents about park violations when they aren't keeping their home or lot clean

-have an emergency plan in place for residents during tornadoes.

-handle questions from our residents about their monthly bills

-communicate with our head office if you don't know the answer to those questions

-show and sell homes that are vacant (only a couple of these left so we don't anticipate this being a huge part of the job)

-handle phone calls to the park phone line, mostly when we have a home listed for sale

Compensation

$850 a month and/or reduced housing costs plus a $200 bonus for homes sold.

This translates to roughly $15 to $20 an hour, depending on the month and what things come up.
