Our company is searching for a highly qualified Maintenance Supervisor to lead our maintenance department and help maintain our units and improve our business. To be responsible under the direction of the Regional Property Manager/Community Manager for the overall maintenance of the site and to keep the regional office fully informed of the site's status. Additionally, it is the responsibility of the Maintenance Supervisor to perform all duties in full compliance with Fair Housing and Equal Opportunity regulations. The Maintenance Supervisor is responsible for all phases of general repair maintenance, physical condition of the property and the preventative maintenance programs of the property; to the end that the property is maintained in the best physical condition within the confines of the budget. To define the physical tasks to be performed and make known the requirement to be able to lift a minimum of 100 pounds.

Duties and Responsibilities

The maintenance supervisor is directly responsible for supervising and performing the following:

Preventative/scheduled maintenance program and staff supervision.

Schedule, train, supervise and motivate employees for the maintenance department.

Coordinate work performed by outside vendors.

Ensure efficient repair schedules and review repair cost estimates.

Purchasing and maintenance of materials, supplies, inventories, and good vendor relations.

Prioritize the maintenance and repairs of company equipment and parts.

Site custodial work and staff supervision.

Site ground work and staff supervision.

Snow removal.

Apartment renovations/turns and staff supervision.

Site extermination program.

General site administration.

Valid Driver's License.

To attend classes, meetings etc., required by Management.

Required Tasks:

The tasks in the maintenance supervisor's areas of responsibility include, but are not limited to, the following:

Repair Projects:

Supervise and/or perform light electrical repairs on items such as: appliances, fixtures, switches, outlets, intercoms, circuits, emergency lighting, etc. When necessary, be able to move, or assist in movement, of appliances, i.e. refrigerators, ranges, dishwashers, etc.

Supervise and/or perform plumbing repairs such as: replacing fittings, clearing stoppages, replacing faucets, etc.

Supervise and/or perform miscellaneous repairs such as: broken glass, tiles, carpet, screens, garbage disposals, fixtures, appliances, locks, etc.

Supervise and/or perform carpentry work such as fitting doors, freeing windows, replacing and/or building shelves, sanding and refinishing floors.

Supervise and/or perform repairs to concrete, masonry, roof, and fencing.

Periodically inspect all units, buildings and common areas; noting, scheduling and performing or supervising needed repairs.

Schedule and supervise and/or perform work-order request responses to ensure satisfactory and timely responses.

Maintain complete and accurate records of work-order requests and responses, including providing administrative staff with work-order copies.

Purchasing and Maintenance of Materials, Supplies, Inventories and Vendor Relations:

Establish and maintain stock-control methods including appropriate storage.

Direct and supervise the proper utilization of maintenance materials.

Maintain current, accurate inventories of supplies and materials.

Establish and maintain good vendor relations and accounts in cooperation with the administrative staff.

Review vendor invoices with administrative staff to confirm receipt of goods/services and accuracy of accounts billed, and provide information for chart-of-accounts coding.

Solicit bids for contract work when so directed by the Property Manager and/or Regional Property Manager.

Provide receipts and purchase information for petty cash expenditures to the administrative personnel responsible for the petty cash account.

Apartment Renovations/Turns:

Supervise and/or perform complete turns of vacant units following guidelines within the shortest time possible and in cooperation (in scheduling) with the administrative staff.

Move, or assist in movement, of appliances, i.e. refrigerators, ranges, dishwashers, etc.

Perform the move-out inspection and prepare the appropriate paperwork to document the renovation and any resulting repairs, billing, etc. in cooperation with the administrative staff.

Coordinate move-out and move-ins in cooperation with the administrative staff.

Maintain accurate unit aging reports.

Participate in the unit inspection process, at least one inspection per year.

General Site Administration:

Train, confirm skill levels and supervise maintenance and custodial employees.

Prepare a written daily work schedule for all site maintenance and custodial personnel.

Prepare written schedules for periodic property inspections including those that occur on a weekly, monthly, semi-annual and annual basis.

Maintain up-to-date information regarding water and gas meter cut-offs, apartments and fixtures cut-offs, and sewer clean-outs; post a map of this information.

Establish a schedule for and participate in standby emergency coverage for evenings, weekends and holidays.

Confirm that entrances and storage areas are locked and that adequate lighting is provided in those areas.

Prepare and submit all required reports, i.e. sickness and disability, overtime, etc. accurately and on a timely basis.

Skills

5+ years' in a Supervisor position.

Ability to effectively lead a team

Excellent organizational and prioritization skills.

Ability to work in a fast-paced environment and multi-task effectively.

Effective communication and interpersonal skills.

Knowledge of plumbing, electrical, HVAC, and restorations.

Valid Driver's License

Able to effectively complete part orders and reconcile purchase orders.
