Job Description:

We are seeking a dedicated Property Management Specialist to join our dynamic team. This role requires an individual passionate about delivering exceptional living experiences, maintaining high property standards, and contributing to our portfolio's growth. The ideal candidate will be adept in handling all facets of property management, including tenant relations, maintenance oversight, leasing activities, and financial management.

Key Responsibilities:

Tenant Relations Management:

Efficiently manage tenant inquiries, maintenance requests, and complaints to ensure satisfaction and retention.

Coordinate comprehensive tenant acquisition strategies, including marketing, screenings, and seamless onboarding processes.

Spearhead tenant retention programs and community engagement events to foster a positive living environment.

Leasing and Marketing Excellence:

Lead leasing operations, from conducting property tours and staging units to managing the application and leasing process.

Develop and implement dynamic marketing strategies, maintaining an active presence across various platforms to attract prospective tenants.

Regularly update marketing materials and ensure accurate, enticing descriptions of properties and amenities.

Operational and Maintenance Oversight:

Oversee day-to-day property operations, ensuring a seamless tenant experience and operational efficiency.

Conduct regular property inspections, coordinate preventative maintenance, and manage repair activities to uphold property standards.

Liaise with vendors and contractors to ensure quality service delivery and negotiate favorable terms.

Financial Management and Reporting:

Prepare and manage property budgets, aiming for optimal financial performance and identifying cost-saving opportunities.

Conduct detailed financial analysis, providing insights into performance metrics, forecasts, and strategies for revenue enhancement.

Ensure accurate and timely financial reporting, maintaining diligent records of all transactions and tenant interactions.

Team Leadership and Development:

Lead, inspire, and manage the property management team, promoting a culture of excellence, accountability, and continuous improvement.

Facilitate team development through regular training, evaluations, and feedback sessions, fostering professional growth and operational expertise.

Compliance and Strategic Planning:

Ensure strict adherence to all relevant laws, regulations, and company policies, maintaining impeccable standards of compliance.

Engage in strategic planning and reporting, delivering actionable insights to management and stakeholders for informed decision-making.

Collaborate with the acquisitions team and legal counsel as necessary to support portfolio growth and ensure regulatory compliance.

Market Analysis and Expansion:

Conduct thorough market research to inform pricing strategies and identify opportunities for portfolio expansion.

Work closely with the acquisition and development teams to assess and integrate new properties, contributing to the company's growth and market presence.

Requirements:

Proven experience in property management, with a strong focus on operational excellence and tenant satisfaction.

Excellent leadership skills with the ability to manage and develop high-performing teams.

Strong financial acumen, with experience in budget management and financial reporting.

Outstanding communication and interpersonal abilities, capable of building positive relationships with tenants, team members, and external partners.

Knowledge of current market trends, property law, and compliance regulations.

Willing to travel 2-4 days per week to various property locations.

Proficient in property management software and Google Office Suite.

Experience:

- Previous experience in a customer service role is preferred

- Knowledge of property leasing processes and procedures

- Familiarity with OneSite software or similar property management software is a plus

- Understanding of LIHTC (Low-Income Housing Tax Credit) guidelines is beneficial

- Strong phone etiquette and communication skills

- Ability to build and maintain positive customer relationships

- Upselling skills to promote additional services or amenities to tenants

- Conflict management skills to handle difficult situations with professionalism

- Organizational skills to maintain tenant files and property maintenance records
