The Maintenance Supervisor is responsible for the maintenance and repair of the physical plant, all facility mechanical systems, grounds, and facility vehicles and other equipment.DUTIES AND RESPONSIBILITIESAll of the following duties are essential unless otherwise noted: Develops and implements procedures for operation of facility physical plant, preventative maintenance, and corrective repairs according to regulations, laws, and facility policy and will maintain procedural records needed to operate the same systems.Develops plans, schedules, work logs or checklists for assuring maintenance activities are accomplished as needed and maintains accurate records of such maintenance activities. Explains and interprets regulations, rules and policies to any co-workers or subordinates.Monitors staff performance of duties, adherence to policy and procedure, and compliance with occupational safety procedures; and investigates incidents/injuries and non-compliance and takes corrective action needed.Assists the administrator in obtaining plans, drawing, and bids for facility repairs and improvements.Researches and recommends supply, equipment and service vendors.Assists in the development of maintenance budget and operates within said budget.Assures that adequate maintenance supplies, materials, equipment and tools are available for the performance of maintenance activities and establishes and maintains inventory and records of purchase as needed.Monitors operation and condition of equipment, requests and performs preventative and corrective maintenance as needed to assure proper functioning; periodically assesses for replacement.Performs or assures performance of all maintenance tasks as needed and consistent with regulations and facility policy.Monitors or assures operation and condition of equipment and systems is monitored routinely and that preventative and corrective maintenance is done in a timely manner to minimize disruption to a safe and comfortable environment. Assists or assures maintenance department assistance to housekeeping staff for heavy cleaning and floor care. Assures facility or equipment modifications, preventative maintenance or repairs are done in accordance with applicable procedures, codes, regulations, and laws.Conducts fire and disaster drills, inspections, and training.Uses equipment, tools, and supplies according to instructions, observing safety precautions and protective measures. Maintains grounds, landscaping, sidewalks and driveways with help of independent contractors if approved by the administrator.Responsible for all facility vehicles and maintenance of such.Drives facility vehicles to transport residents and staff as needed for outings or medical care. Accurately completes bus and trip records as required by the administrator.Completes a daily vehicle inspection checklist to ensure that the vehicle to be used is in safe operating condition before commencing the trip.Represents Thomas Rest Haven in a professional manner at all times.Assists nursing and activity staff members with care of residents prior to leaving, during, and after trips while observing facility policies and procedures.Comes to work as scheduled and consistently demonstrates dependability and punctuality and adheres to the facility attendance policy.Reports for work with clean, neat clothing and personal appearance.Accepts assigned duties, instruction, or correction in a cooperative manner, voicing concerns or disagreement in a professional manner through established chain of authority according to established procedures. Assumes accountability for information in personnel policies and employee handbook.Observes safety hazards and emergency situations, and reports to appropriate person or takes corrective action according to established procedures, and works without danger to self or others.Maintains confidentiality of residents, employees, and other facility business information. Serves as a role model to subordinates and other facility personnel.Performs other related duties or projects as assigned by the administrator.
