Job Description:

We are seeking a full time Self-Storage Head Property Manager at Prairie Life Self Storage in Cedar Falls, Iowa! This essential team leader should be energetic, self-motivated, and ready to learn and contribute to the success of a self-storage facility.

You will be responsible for managing the daily operations offering only the highest standard of customer service to both prospective and current customers, in-person and over the phone/online. Additionally, you will be responsible to ensure safety and cleanliness of facility for customers and teammates.

This position is 40 hours/week. Storage facility office hours are Fridays, Saturday, Sundays, 8:30 – 5:30PM, and 2 set weekdays (Monday – Thursday, 8:30 – 5:30PM) of your choosing. You will report directly to the business owners.

Job Responsibilities:

Provide exceptional customer service to our current and prospective customers. Offer tours of facility to customers and show available units, offer packing materials for sale when closing contract or any additional add-ons.

Open and close the storage facility office on time, efficiently and effectively.

Responsible for processing customer transactions, processing payments, and making daily deposits to bank.

Execute all leasing documents; maintain all required tenant documentation in an orderly manner, including contracts and insurance. Preparing daily, weekly, and monthly reports.

Control delinquencies through telephone contact and letters on a scheduled basis, including sending out monthly invoices. When necessary, assist in preparation and vacation of units up for auction, as required by law.

Ensure the cleanliness of storage premises and notify management in a timely manner regarding building and/or equipment repairs. Includes daily walk throughs, sweeping, mopping, disinfecting, changing light bulbs, and general maintenance of facility.

Report to business owners and share your ideas on what can be improved in marketing, operations, customer service, and beyond.

Job Requirements:

High school degree or equivalent

Preferred 1 year of customer service, retail, hospitality, or related field

Valid driver license and reliable transportation for travel to perform essential duties, such as bank runs. We will run an MVR check to verify valid license as part of background screening process.

Strong communication and interpersonal skills, including great written and verbal communication skills. Proficient computer skills or ability to learn. Ability to prioritize and multi-task.

Must be able to lift 50lbs, bend, stretch, stand for extended periods of time and willing to work in an outdoor environment.

Employee must pass pre-employment screening, which may include background check, MVR check, contacting references, and drug testing.
