About Synergy Management Group

Synergy Management Group is a new property management company in Louisville, KY. We are seeking a talented and motivated Property Manager to join our team. This role offers a unique opportunity to contribute to our company’s expansion and work with a diverse portfolio of residential and commercial properties.

Job Responsibilities

- Property Management:

- Oversee the leasing manager and maintenance technician to ensure smooth day-to-day operations for both residential and commercial properties.

- Utilize Appfolio to handle tenant relations, lease administration, rent collection, eviction processes, and subsidized housing.

- Conduct twice monthly property inspections, to identify maintenance needs and ensure compliance with property standards, subsidized housing requirements, and rental regulations.

- Respond promptly to tenant inquiries and maintenance requests, coordinating with the maintenance team and contractors as necessary.

- Hiring contractors.

- Maintaining necessary tax forms (W9s) from contractors and insurance.

- Monitor property expenses and income to optimize financial performance, including maximizing subsidies and short-term rental revenue.

- Responding promptly to code enforcement officers.

- Facilitate weekly meetings with owners and management team.

Financial Management:

- Utilize Appfolio to track and reconcile accounts receivable and accounts payable, including subsidy payments, reimbursements, and short-term rental income.

- Utilize property management software to prepare monthly financial reports, including income statements, balance sheets, and cash flow statements.

- Communicate with the payroll specialist to handle payroll information.

- Manage budgets and keep costs low to ensure profitability.

- Lease Administration:

- Review and negotiate lease agreements for both long-term and short-term rentals, ensuring compliance with subsidized housing regulations and short-term rental licensing requirements.

- Process lease renewals and terminations, coordinating with the housing authority as needed.

- Maintain updated photo records of all properties for leasing purposes.

- Market properties for lease across a variety of platforms, with high quality photos and descriptions.

Legal and Compliance:

- Stay informed of relevant property management laws and regulations.

- Ensure compliance with fair housing laws, subsidized housing regulations, and short-term rental regulations.

- Handle legal matters as it relates to property management, such as evictions, and other miscellaneous disputes.

Qualifications

- Proven experience in property management, bookkeeping, record keeping, with a strong understanding of subsidized housing programs and short-term rental operations.

- Ability to work independently and delegate tasks to the management team.

- Proficiency in Appfolio.

- Proficiency in Quickbooks Online.

- Proficiency in Google Drive Suite.

- Valid driver’s license and reliable transportation.

- Proven knowledge and experience in business operations, especially as it relates to real estate.

- Familiarity with building code and quality control for construction.
