$25 hr Master Residential Carpenters Needed - No Jack Legs

Job Description: Framing, insulation drywall, paint, windows, doors, clocks, brick, decks, brick concrete, etc.
The current project is on Nicholas Ave Balt MD 21206, that is in the Belair neighborhood. This is a 2 bedroom row house. Other projects are on the plate.

Nicholas Ave Balt MD 21206 Scope of Work
Goals:
1. Work from the top floor down.
2. HVAC, Plumber, and Electrician are waiting to trim out so they can get paid.
3. A small amount of reframing may be needed
4. If you are comfortable sanding and staining the hard wood floors that is a consideration.
2nd Floor = Bedroom #1, Bedroom #2, Bathroom, Hallway, Steps from 1st to 2nd floor
1. INSTALL - PATCH holes or HANG new drywall on all walls and ceilings.
2. Bathroom wall additional steps:
DEMO wall around tub to install cement board in the appropriate areas.
INSTALL new cement board
3. TAPE, PLASTER, SAND, walls and ceilings and (popcorn ceiling in bedrooms)
4. PAINT drywall walls and ceilings
5. TILE bathroom wall around tub
6. DEMO old baseboard and (after floor is installed) INSTALL new baseboards.
7. INSTALL vinyl floor including bathrooms
1st Floor (Living Room & Kitchen,)
1. INSTALL - PATCH holes or HANG new drywall on all walls and ceilings.
2. TAPE, PLASTER, SAND walls and ceilings
3. PAINT drywall walls and ceilings
4. DEMO old baseboard and (after floor is installed) INSTALL new baseboards.
5. INSTALL vinyl floor
Basement (Open area=possible bedroom), Semi kitchen, Utility room, Bathroom)
1. INSTALL - PATCH holes or HANG new drywall on all walls and ceilings.
2. TAPE, PLASTER, SAND walls and ceilings
3. LEVEL basement floor (optional)
4. PAINT drywall walls and ceilings
5. DEMO old baseboard and (after floor is installed) INSTALL new baseboards.
6. INSTALL vinyl floor
Exterior Front - Fix red brick steps
Exterior Back - Paint concrete steps
Additional Work
1. Install Kitchen cabinets in kitchen on 1st floor
2. Install cabinets in basement

Job Requirements:
1. You must have all of your Tools, including but not limited to, air compressors, hand tools, 6’ ladder, laser, squares, pens, nail guns, cords, and more
2. Must have a drivers license
3. A copy of your driver’s license is needed after our first meeting, if we are going to work together. If you will not send me a copy of your driver’s license, then please do not call.
4. Must have transportation – truck or van for hauling material preferred (but a car is ok).
5. Must be ready to start now or this week.
6. Will be 1099 contractor papers signed.
7. Hours 7:30am to 4pm = 8 hrs (1/2 hr for lunch unpaid) (a punch time clock is on the job.)
8. Driving Time Needed In your vehicle – up to 2 hours a day going to supply house. (Normally you go to pick up supplies once or twice a week, not everday.)
9. Hispanic, Foreigners and All are welcomed – speaking clear English is a plus, but not mandatory.
THE PAY – HRLY PAY PREFERRED
1. Weekly Pay = $25 an hr = $200 a day = $1,000 a week (by Zelle or check) (Paid Tuesday following the work week)
2. Daily pay = $20 an hour/$160 a day by Zelle only.
3. If you prefer to be paid by the job, and not hourly, I prefer those that will take a max of 0% to 10% down, and the balance in 1 to 2 draws upon completion of the work, since my hard money lender pays out in draws.
I pay for the material, you order, pick up, and transport the material from the store to the job. I pay for the material. You can bid labor only. The rising cost of material will not affect your pay with this arrangement.
