Job Description

This is a Full-Time (40 hrs.) position. Monday-Friday (8:00am. - 4:30pm.)

Under the supervision of the Facilities Director, the incumbent is responsible for the overall upkeep of residential homes and common areas through responsive, accurate and efficient maintenance. This will be accomplished through the performance of tasks that require the application of skilled maintenance and repair techniques, materials, tools and equipment, most specifically around the skill of carpentry. The Maintenance Mechanic serves as a member of the Maintenance team that is responsible for the physical condition of the community and for other projects as assigned up to and including severe weather response and clean up

Essential Duties:

  1. Performs routine and emergency repairs in residential homes and common areas including, painting, drywall installation and finishing, plumbing and electrical repairs and have a strong carpentry skill for those work orders designating needing that response.

  2. Responds to emergency calls for system and equipment failure and follows instructions as directed by the Facilities Director.

  3. Completes all work orders in a timely manner while providing detailed information regarding the task(s) performed along with all prescribed/pertinent equipment information.

  4. Will assist other Maintenance personnel when necessary in the completion of various projects or repairs.

  5. Assists in providing the Facilities Director with maintaining proper levels of materials/supplies for the community to ensure the timely and efficient completion of necessary work order requests.

  6. Will be expected to work a reasonable amount of scheduled, on call or emergency overtime as necessary.

  7. Will be expected to participate in severe weather tasks including snow removal or removal of debris from flooding or other weather or unforeseen events.

  8. Performs additional duties as requested by the Facilities Director in order to ensure the effective and efficient operation within the community and specifically the skilled nursing floors.

  9. Accountable for promoting internal customer service

  10. Abides by the organization’s code of conduct in the performance of their duties.

Qualifications

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily, with a focus on carpentry skills. The requirements listed below are representative of the knowledge, skill and/or ability required. Reasonable accommodations may be made to individuals to perform the essential functions.

· Must possess a good working knowledge of residential building maintenance to include, but not be limited to, painting and drywall installation and repair, plumbing, flooring repairs, appliance repairs, medical equipment repairs such as wheelchairs, electrical repairs and a stronger knowledge of carpentry skills.

· Must have a good working knowledge of maintenance equipment and tools.

· Mist be able to effectively communicate with residents, staff, visitors and vendors.

· Must function under general supervision.

· Mist be flexible and have integrity

· Must be able to effectively work alone or in a group setting.

· Requires a minimum of a high school education

· Must possess 3-5 years of maintenance experience in a residential apartment complex, commercial building construction or residential maintenance in a senior living community.

· Must have the latitude to cope with most routine, job related problems

· Must have the ability to prioritize and be flexible with work schedules

· Must be able to work with the Director or other team members to solve unusual problems.

Physical Demands:

· Ability to hear, see and speak adequately (with or without accommodations) to perform the essential functions of the job

· Ability to perform repetitive movement actions including walking, standing and sitting for long periods of time to adequately perform the essential functions of the job

· Ability to lift up to or over 50 pounds

· Ability to work inside and outside environmental conditions
