"Jack of All Trades" Work For Rental Properties
Workdays may vary but typically this position will be Wednesday through Sunday to start.
Part-time 4 to 6 hours per day to start with more hours added and higher pay if you prove to be trustworthy and capable of the work. No hours if you don't
MUST HAVE ACTIVE AND VALID DRIVER'S LICENSE WITH GOOD CLEAN DRIVING RECORD (We will check regularly)
ABLE TO SAFELY AND EFFECTIVELY DRIVE SMALL VAN TO LARGE UTILITY REPAIR TRUCK WITHOUT UNFORTUNATE INCIDENTS (Rare accidents happen. cursed and accident prone people are not tolerated)
Must be able to pass a criminal background check
Able to assess and repair/rectify small issues that pop up regularly with rental units The "Simple" things that don't typically require full-blown licensed contractors to tackle (We arrange licensed contractors for the tougher stuff). We need the "In-Between" person Someone with good all-around intuition and problem solving skills. Someone who can diagnose and communicate effectively to determine when the pros are needed to be called in.
Someone willing and able to take on a wide variety of tasks effectively
Very Minor Electrical (Replace faulty receptacles, light switches, Fixtures, diagnose minor electrical problems. et cetera)
Very Minor Plumbing (Able to repair and install gas cooking ranges, faucets and sink drains, diagnose flow and drain issues, able to unclog drains and toilets)
Fixture and appliance assembly and installation (Ability to hang a towel bar. PROPERLY You'd be surprised at how many people actually suck at this)
Wall surface repair (Able to patch and paint wall damage to a nice finish)
Painting (Able to prep and paint well WELL)
Minor to moderate repairs of all sorts of things that go wrong with apartment buildings!. Install and repair locks and locksets and rectify common lock issues Align doors do open and close properly Window screen repair Light heater pilots and assess minor thermostat issues Reseat toilets (PROPERLY) et cetera!
Able to install bathroom vanities and medicine cabinets well WELL
Cleaning, cleanouts, and cleanup well
Able to organize and stay organized
Minor landscaping tasks: Mowing, trimming, weeding, digging, mulching. (We do hire dedicated landscapers where needed)
Snow removal and ice treatment in winter
Taking out trash barrels. Bringing in trash barrels
Shopping for necessary materials (The more you've memorized Lowes and Home Depot, the better!)
Able to use modern phone apps
Must have smartphone and are able to utilize phone to take pictures of work, clock in and clock out, and communicate effectively.
Lifting, reaching, bending and AAAALLL the things that are typical of real and actual WORK are expected and required.

Rate of pay is dependent on experience and abilities.
