We are seeking a self-motivated, highly skilled Apartment Maintenance Worker to join our team. The ideal candidate will take ownership of maintaining and improving the condition of our apartment buildings, ensuring tenant satisfaction, and managing various maintenance tasks efficiently. This role requires the ability to multitask, identify and address preventive maintenance needs, and coordinate with external contractors when necessary.
Responsibilities:
Turnover Efficiency: Quickly and efficiently prepare apartments for new tenants, including cleaning, painting, and addressing necessary repairs after tenant move-outs.
General Repairs: Troubleshoot and fix common maintenance issues, including but not limited to:
Plumbing (e.g., repairing faucets, unclogging drains).
Basic electrical (e.g., replacing fixtures, resetting breakers).
Painting and patching walls.
Minor carpentry and general upkeep.
Tenant Support: Respond to and resolve tenant maintenance requests in a professional and timely manner.
Preventive Maintenance: Perform weekly inspections of all buildings and grounds to identify maintenance needs and address them proactively.
Snow Removal: Handle snow removal and ice management for walkways, parking areas, and other common areas during winter months.
Contractor Coordination: Oversee and coordinate the work of plumbers, electricians, and other external contractors as required. Ensure jobs are completed on time and meet quality standards.
Safety and Compliance: Ensure all building systems meet safety standards and comply with local regulations.
Record Keeping: Maintain a log of completed and pending tasks, tenant requests, and preventive maintenance activities.
Qualifications:
Experience: Minimum of 3 of maintenance experience, preferably in residential or apartment maintenance.
Skills:
Strong troubleshooting and repair skills in plumbing, electrical, painting, and general maintenance.
Ability to work independently and manage time efficiently.
Excellent organizational skills to handle multiple tasks and prioritize effectively.
Strong interpersonal skills to professionally address tenant concerns.
Physical Requirements: Ability to lift up to 50 pounds, work in varying weather conditions, and perform physically demanding tasks.
Other Requirements:
Valid driver’s license and reliable transportation.
Availability for occasional on-call emergency maintenance.
