This is a W-9 position with the opportunity to convert to a full-time position. You will receive an IRS Form 1099 at the end of the calendar year for services rendered as a W-9. There are no benefits offered under this current role but are available should you and the company decide to move forward with full-time employment.

We ask that you cover counties that are within 1 hour to 1 ½ hours of your home or business.

Once youre on-boarded as a CPM, youll receive an email notification from our online project management platform. It will prompt you to create a username and password. When youve done so, you will receive properties via our online project management platform for you to inspect. You will be contacted on all new projects available in your market as well as instructions and information to access the property.

1) Once youve gained access to the property, we ask that you take clear and detailed photographs of the address, all sides of the residence (including any detached buildings and fences. If any repairs are required on the exterior of the house, please take clear photos of said repairs). We then ask that you enter the property and document any and all repairs that will be needed to satisfy the scope as well as any additional repairs necessary for, and incidental to, the requested repairs. We need measurements of all the rooms and photos of all the rooms. Please take clear and accurate photos of all rooms, and make sure youve photographed the entire room from all four corners to include the ceiling to floor. If repairs are required in a room, take clear and up-close photos of those repairs. We provide you with a template through our project management system that will assist you in completing the inspection. Entering accurate information on these templates are very important for bidding purposes. You will not need to give a value to any repairs needed but you can make suggestions based on market conditions and prior experience. We need measurements, the scope of work, and materials needed to complete these repairs at a bare minimum. When youve obtained all information and photos, youll need to alert Market Ready of completion as well as submit an invoice for your service.

Payment Structure - Estimates

Bid submitted within 24 hours of request (day 1) the same day = $75.00

Bid submitted (day 2) the next day = $65.00

Bid submitted (day 3) the day after that = $55.00

Bid submitted (day 4) the day after that = $45.00

Bid submitted (day 5) the day after that = $0.00

Timelines are based on client availability. Should you receive a request to obtain an estimate but cannot access because the client is unavailable, the timeline will not start until the client has become available.

We then take your information and create an estimate for our clients based on approved services, expectations and standards, and then submit it. Once the estimate is approved, it then becomes an active job. This means that work is ready to proceed. Market Ready will assist in the recruiting of contractors to perform the repairs should you require assistance while you will be needed to manage the project.

C.P.M. Expectations once becoming an approved Job

Day 1: Property meeting with the approved contractors. (Go over Scope of work, detailed instructions of the timeline, materials needed, communication expectations, system processes, and ways to contact you).

Day 3 or 4: Progress Inspection. (If the contractors look to not meet the complete timeline, make them aware).

Final: Pass/Fail Final inspection. (Photos of all passed completed work are required). If youve failed the inspection, you must then create a detailed PUNCHOUT LIST and submit it to the project management system.

Contractors are required to complete PUNCHOUT LIST within 48 hours of it being presented. They are then to provide photos of the completed list. Once youve received all the photos, we request you return to the property for another final inspection and photos.

Payment Structure - Project Management

If the job is completed to customer satisfaction, youll then submit your invoice for running the project. This is paid at a maximum of 8% of the project approval amount.

Youll be paid a 4% Management Fee

You'll be able to obtain a 3% On Time Bonus should the project be completed within the approved timeline discussed at the launch of the project.

You'll be able to obtain 1% Budget Bonus if the project is completed within the approved budget discussed at the launch of the project.

For example: Approved project is $15,000.00

Management Service: $600.00

On Time Bonus: $450.00

Budget Bonus: $150.00

Total: $1,200.00

We are expecting a minimum of 5-10 projects per month.
