Position Summary
Waterman Management is seeking a skilled and experienced Maintenance Technician to support the day-to-day upkeep of our Class A residential and mixed-use properties. The ideal candidate will be well-versed in general maintenance, HVAC, and pool systems, and will be a key contributor to ensuring all units and facilities are operating at optimal levels. This position offers a mix of leadership, fieldwork, and collaboration with our team of service professionals.
Key Responsibilities
- Perform daily maintenance tasks across the property, including addressing service requests and preparing vacant units for occupancy. - Monitor and delegate work to other maintenance staff with support from the Property Manager. - Oversee work performed by external contractors and vendors. - Manage inventory and enter purchase orders into property management software, ensuring alignment with the property budget. - Implement weekly preventative maintenance programs and maintain service request logs. - Ensure compliance with OSHA standards and hazard communication policies. - Diagnose and resolve basic to advanced issues in electrical, plumbing, HVAC, and appliance systems. - Conduct regular inspections of building exteriors, grounds, and mechanical systems per a preventative maintenance schedule. - Support after-hours emergency maintenance rotation. - Collaborate daily with the Property Manager to update service request status and workflow priorities. - Perform seasonal maintenance such as pool care, grounds upkeep, and snow/ice removal. - Ensure all community amenities and shared spaces are clean and functional. - Maintain warranty and repair documentation. - Conduct night light inspections bi-weekly. - Other duties as assigned.
Requirements
- Minimum 2–5 years of hands-on experience in property maintenance. - Strong troubleshooting skills in electrical, plumbing, HVAC, and carpentry.
- HVAC and Pool Care Certifications required. - Proficiency in using hand and power tools safely. - High school diploma or GED preferred. - Strong organizational and communication skills. - Must be able to lift and carry up to 50 pounds regularly. - Availability for on-call rotation, evenings, and weekends. - Knowledge of Fair Housing laws and general safety protocols.
Work Environment and Physical Demands
- Regular exposure to outdoor weather conditions. - Moderate noise levels typical of property maintenance work. - Frequent standing, walking, lifting, reaching, stooping, and use of hands. - Occasional travel to local job sites or training. - Compliance with uniform policy required.
