We’re seeking a reliable, calm, and handy person to live on-site and manage a 9-bedroom furnished rental property on Cemtral St in Kansas City (zip 64111). Rent-free room and free utilities provided in exchange for caretaking duties. It is highly recommended that you have job experience with property rentals and handyman services. Quarterly we need red tags for trash from ace hardware caretaker should have car if the property needs something close by.
Responsibilities:
Keep common areas clean daily. We have a cleaning person who comes in every other week to clean all common areas of the home.
Clean and prepare rooms after tenant move-out (including linens)
Perform minor repairs (light bulbs, leaks, batteries, etc. leaky toilet)
Water plants weekly inside and out
Manage month-to-month rental agreements and tenant paperwork via texting/email
Assist with tenant interviews after initial screening
Conduct quarterly bedroom inspections, enforce cleanliness rules, and issue citations if needed
Handle guest check-ins and enforce house rules (no smoking/drugs/overnight guests)
Communicate weekly with property owner and manager
Calmly resolve tenant issues
This is a NON-SMOKING PROPERTY No smoking is allowed anywhere on the premises. No pets and Single tenant rental.
Requirements:
Must be computer savvy and fluent in English
Rental property experience preferred
Handy skills required
Must be able to navigate 3 story home with 3 flights of stairs
Work hours: Monday-Friday, 8am-5pm (weekends off)
This is a 3-month trial with potential for a long-term position. No overnight guests allowed. Quiet, drama-free environment required.
