Job Summary
We are seeking a responsible, trustworthy individual (or couple) to live on-site in Bedford, Iowa. In exchange for free rent in one unit, you’d act as the on-site caretaker, helping maintain the property, monitor for trespassers, and act as our “eyes and ears” on the ground.
What You Get:
Free rent in one motel unit (your private living quarters)
You only pay the utilities you use for your unit (electric and water)
Use of some outdoor space
Flexible schedule (not full-time, mostly oversight)
Ability to bring a pet
Your Responsibilities (Approximate / Flexible):
Be on-site, nearby, or available to respond to suspicious activity or emergencies
Maintain basic property security: call the police if necessary, report break-ins, lock gates or buildings
Basic grounds work if needed: mowing, trimming, trash / debris pickup
Light cleanup as needed: sweeping, removing junk
Assist with occasional small maintenance tasks (replacing locks, basic repairs)
Report issues (plumbing leaks, vandalism, structural problems) promptly
Keep open communication with owner / managers
Preferred Qualifications:
Reliable, self-motivated, able to work independently
Some experience with property maintenance, landscaping, groundskeeping, or general handyman work
Responsible and trustworthy (will pass background check)
Ability to respond to issues quickly
Own tools / basic equipment a plus (lawn mower, hand tools, etc.)
Valid driver’s license
Terms & Conditions (to be agreed):
The landlord/owner retains full control / ownership of property
You are not a tenant of other units — only in the one you live in
You are responsible only for utilities to your unit
You must maintain communication (e.g. check-in, logs)
Rules on guests, noise, use of other buildings
Termination clause if duties are neglected or trust is broken
