Driver's License RequiredThe Rehab Maintenance Technician’s primary responsibility is to perform maintenance tasks for a rehab project, to include but not limited to: repairing/replacing flooring, drywall, cabinetry, countertops, safety and security systems (window coverings, lighting, locks, CO2/smoke alarms, etc.), appliances, plumbing, electrical, and HVAC systems; painting (interior and exterior); grounds/landscaping maintenance; and cleaning (sweeping, mopping, etc.). The Rehab Maintenance Technician is responsible for conducting all job duties in accordance with company policy and all safety protocols, and supports the overall objective of meeting the expectations of the Client, based on the respective operating capital budget and management agreement.Pay: $20 - $22 / HourDUTIES AND RESPONSIBLITITES Client RelationsCarry out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure FPI is meeting the Client objective and expectations.General Maintenance Overview (when not engaged in rehab project duties)Adhere to the assigned maintenance program to ensure the most economical, proper and safe condition of the property.Follow the preventative maintenance program as outlined in the Maintenance Manual.Ensure grounds, curbs, and property aesthetics are in compliance with the FPI Curb Appeal Policies.Assist with required periodic inspections as outlined in the Safety and Maintenance Manuals or as specified by Client or Lender.On-call/After Hours ResponseServe as on-call maintenance providing evening, weekends and holiday emergency services, as outlined in the Employee Handbook and Maintenance Manual.Rehab Unit TurnoverFollow the approved rehab spec and punch list. This may include scheduling, demolition, repair, and replacement of multiple components contained within the apartment home.Ensure timely completion of all unit turnovers according to FPI guidelines or based on the established scope of work for the property location.Standard Unit Turnover (when not engaged in rehab project duties)Perform maintenance inspections and repairs on vacant apartments to ensure proper operating conditions and appearance upon move-in.Coordinate and/or assist in painting vacant apartments.Change out appliances- install and remove as necessary.Ensure timely completion of all unit turnovers according to FPI guidelines or based on the established scope of work for the property location.General Maintenance Equipment and SystemsRepair and maintain any equipment owned by the apartment community including proper storage in a secure location.Maintain all maintenance shops and storage rooms in an orderly fashion and in compliance with safety regulations.Properly secure all parts, supplies, and property equipment.Maintain, within the budgetary limits, an inventory of parts to make necessary repairs.OtherWear provided uniform and name badge during work hours. Perform vascular studies such as vertebral, renal artery, aortic aneurysm, portal-systemic shunts, etc. Assist radiologists with biopsy procedures determining the location, depth, and required needle angle for the lesion to be sampled. Assist in surgical procedures and fluid aspirations. Performs ultrasound examinations of the abdomen, neck, chest, and extremities, retroperitoneal space for the purpose of acquiring high-quality examinations that assist in the diagnosis and treatment of patient medical disorders. Advises radiologists of significant abnormalities that would require their immediate attention and visualization while the patient is undergoing examination. Participates in the training of physicians, students, and radiology technicians so that these individuals may acquire an understanding of the principles of ultrasound and how it relates to other diagnostic exams. Makes multiple simultaneous settings and adjustments in operation of equipment to ensure accurate results. Reviews new developments in the field and recommends developments that would improve the operation of the section to the supervisor. Responsible for the quality and quantity of sonographic exams performed in order to assure a high level of acceptability of images while minimizing the need for repeats or recalls. Incorporates technological advances in the radiology field into in-service education programs for the nursing and physician staff. Explains exams to competent patients in terms that the patient will comprehend as well as understanding potential hazards that may occur as a result of the exam. Supervisory Vascular Technician. Individuals in this assignment assume full administrative and professional responsibility for planning and directing the work of subordinate technicians. Typically, these duties include assigning and evaluating the work of subordinate staff; providing Vascular Sonography services in more complex cases; reviewing and making recommendations regarding new and emerging procedures; providing instruction and training to new staff; interviewing candidates for positions; recommending selections, advancements, promotions; evaluating performance; taking disciplinary action when necessary; and identifying educational or training needs. Must be able to transport, move, and/or lift patients from a wheelchair or stretcher to ultrasound table or patient bed, and physically assist patients into proper positions for examination.
