Summary of Position:
Maintenance Coordinators plays an essential role for our properties. The Maintenance Coordinator position works directly under the Maintenance Supervisor and Property Manager and is responsible for the physical appearance or units and maintenance of the property. This position helps ensure the property operates in accordance with company standards and procedures, which include but are not limited to:
Must possess excellent organizational, verbal, and written communication skills
Must have a great understanding of the HVAC system and familiar with CPO.
Operates with the budgeted expense account and receives authorization from on-site manager for all purchases.
Delegates service requests and ensures timely follow up completion within 24 hours.
Takes responsibility for inventory control, keeps a detailed inventory list, and orders supplies and parts weekly.
Keeps maintenance shop neat and clean to include inventory control
Conducts unit and property inspections on a daily and weekly basis.
Fosters a positive, active, and collaborative relationship with residents, and vendors.
Enforces and adheres to company policies, rules, and regulations.
Follows company policy regarding documentation and record keeping procedures
Must be professional and possess customer service skills.
Must communicates effectively and on a regular basis with Supervisor to update him/her on community and must always be courteous and helpful to residents, prospective residents, and co-workers and always maintain a professional demeanor
Knowledge in other maintenance areas including plumbing, electrical, drywall
Prepping apartments for new move ins
Be able to troubleshoot problems that come up while working and figure out how to solve the problems
Be a self-starter, responsible, and able to work with minimal supervision
