The Maintenance Technician is responsible for the maintenance duties of a Luxury High Rise Condominium Building located in downtown Reno Nevada. Job responsibilities include carpentry, painting, plumbing repairs, electrical repairs, minor roofing repairs, trash removal, limited snow shoveling, swimming pool and spa chemical maintenance, and limited cleaning responsibilities in addition to other responsibilities to guarantee that the communities we manage are properly and safely maintained.

The Palladio Condominium Association offers part time employment at a competitive wage for this part time position of three to four days a week with weekend shifts required Saturday and Sunday.
Essential Duties and Responsibilities:
Perform routine preventive maintenance to ensure that building systems operate efficiently and
that the physical condition of buildings do not deteriorate.
Perform maintenance tasks such as carpentry, painting, plumbing and electrical repairs to ensure that the building is properly maintained.
Clean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors, gutters and drains.
Operate and perform routine maintenance and repairs on systems & equipment as needed.
Limited snow shoveling required during winter months of sidewalks and entrances in for a Reno Downtown high-rise building.
Limited trash removal required for High Building and commercial businesses.
Other Duties and Responsibilities:
Conduct rounds of the common areas to ensure cleanliness and functionality.
Immediately correct or cause to be corrected any unsafe conditions throughout the property - including but not limited to broken steps, open holes, broken/burned out exterior/interior lights, etc. May purchase supplies and parts for reimbursement.
Paint curbs, hydrants, gates, fences, etc. on a continuous, rotating basis.
Trim shrubs, sweep and clean walkways in all common areas.
Conduct regular inspections of sprinkler systems and check for trash and violations.
Minor spraying for insects on an as-needed basis.
During pool season - Maintain and add pool chemicals, check restroom for trash and cleanliness, clean pool furniture, check all clocks every morning, open/close the pool at start/end of the season.
Maintain and repair doors, door closures and gates.
Perform any necessary fence repairs in common areas.
During winter season - Snow removal and ice melt application as needed within common areas.
Repair gutters throughout the community on an as-needed basis.
Ensure dumpsters are brought to the street outside the building on collection days and put away.
Perform regular inspections throughout the property to identify deterioration, wear, potential failure and potential liability and take necessary steps to correct and/or inform management.
Notify supervision of any new or outstanding violations and of any vehicles illegally parked.
Work closely with third party contractors to ensure all systems are in proper working order at all times.
Perform any other general maintenance tasks and projects as directed by supervision.

Knowledge and Skills

Use of hand tools and small power tools. May be required to provide own basic tools.

Required Schedule – Three to Four Shift a week, Saturday and Sunday required.7:00AM to 3:30PM, hours may vary.
Education and Experience
High School Diploma or GED Required
1 – 3 years of directly related or closely related experience Job
Physical Requirements
Ability to safely operate, climb and perform work on ladders (1-2 stories) – 24-28ft.
Ability to operate smartphone & email (day-to-day operations, basic communication/monthly expense reports).
Must be able to lift and carry up to 50 pounds on a frequent basis.
Must be able to sit, stand, bend, pull/push, grasp, twist, reach above shoulder, walk, stoop, kneel and climb.
Must be able to use hands and fingers to input data to information system; and talk or hear in order to gather and provide information on departmental processes.
