Property Engineer

Location: Lake Tahoe, NV (Incline Village)

Salary: $100-120k plus full benefits

Schedule: Full Time, Mon-Fri

The Property Engineer is responsible for the maintenance and operations of multiple buildings and grounds. This is a hands-on role, requiring active involvement in repairs, preventative maintenance, and vendor coordination to ensure safe, efficient, and cost-effective property operations. The Property Engineer reports to the Estate Manager and/or Chief Engineer.

Primary Responsibilities

Organize and schedule preventative maintenance within the scope of the annual budget.

Maintain and repair HVAC systems (chillers, air handlers, pumps, motors, water treatment, etc.).

Perform electrical repairs (wiring, breaker replacement, lighting systems, etc.).

Conduct plumbing maintenance (faucets, disposals, P-traps, sewer lines).

Manage generator testing, reporting, and refueling; coordinate with vendors.

Assist with blueprints, manuals, inventory, and technical specifications.

Participate in property inspections, structural evaluations, and safety preparedness (including seismic response).

Train new staff and provide technical guidance to existing employees.

Track and complete work orders daily.

Stay current on technological updates and retrofitting requirements.

Support contractors and vendors during renovations, inspections, and maintenance.

Perform other duties as assigned by Chief Engineer or Estate Manager.

Job Requirements

Skills & Abilities:

Strong interpersonal and communication skills with staff, vendors, and principals.

Excellent organizational, time management, and multitasking ability.

Ability to recognize and resolve hazardous or unsafe conditions.

Must work independently and collaboratively within a team.

High energy and detail-oriented with good judgment in both routine and stressful situations.

Competence in reading technical documents, writing reports, and problem-solving.

Valid driver’s license, clean DMV record, and personal vehicle (mileage reimbursed).

Ability to work flexible schedules (including evenings, weekends, holidays) and be on call.

Education & Certifications:

High school diploma required; college degree preferred.

EPA Technician Certification (Universal Classification preferred).

State/local license for stationary engineer and/or HVAC.

SMA designation and BOMA coursework preferred.

Intermediate computer and building automation system skills required.

Experience:

5–10 years of combined commercial building engineering, construction management, or facilities management.

Minimum of 5 years of operational experience across multiple buildings.

Strong knowledge of HVAC, plumbing, and electrical systems.

Ability to read and interpret architectural, structural, mechanical, and electrical plans.

Physical Requirements:

Ability to stand, walk, climb, kneel, crawl, and lift up to 75 lbs.

Occasional travel (up to 10%).

Exposure to paints and other hazardous chemicals.
