MJD Development is an entrepreneurial real estate investment and operating company looking for an experienced Onsite Maintenance Technician to join our Property Management team. This is a part-time position living onsite at the property in Reno. A minimum 25 hours per week of work is expected and paid at $13 per hour, plus overtime as required by law, for time spent carrying out assigned duties. Onsite Maintenance Technician is responsible for paying a portion of their own rent.
Successful candidates will be responsible for the following:
· Daily upkeep of the property buildings and grounds for 3 nearby properties in Reno. This includes inspecting the grounds and monitoring balconies, patios, driveways, stairs, walkways, laundry room and other common areas for cleanliness.
· Emergency maintenance troubleshoot (respond to calls for maintenance, diagnose, repair if possible, dispatch management if not able to repair).
· Perform occasional unit inspections when a maintenance call is reported.
· Showing vacant units as needed. Keeping vacant units clean and presentable.
· Enforcing apartment community rules.
· Act as the 24/7 emergency contact for tenants.
· Complete weekly time sheet and weekly apartment community report.
· Record and maintain tenant vehicle registration log.
· Communicate and interact with tenants and vendors in a courteous and professional manner.
· Respond to tenant and vendor requests in an efficient and timely manner.
