JOB DESCRIPTION – DESIGN/BUILD - BAGS ON SUPERINTENDENT

Summary:

The Construction Superintendent is responsible for coordinating, overseeing, and executing all on-site construction activities on design-build construction projects within the company’s standards, processes, and procedures. A fitting candidate should have prior management and hands on construction experience and a well rounded knowledge of construction means and methods for a variety of building systems and construction types. The ideal candidate is excited to grow with the company and may move into a higher management position depending on performance and knowledge. We are an established design-build firm and we subcontract some trades out as needed, but ideally the superintendent can lead and execute various tasks along with our growing in-house team.

Functions:

Project Start-Up

- coordinate set-up of site

- coordinate project walks prior to commencement of work

Scheduling

- work with the office to build and update the construction schedule

- track subcontractor progress in regards to the schedule

- report to the office with subcontractor’s work status and progress and make updates accordingly

- assess the impact of changes, adverse conditions, and slippages

Estimate/Budgeting

- assess on-site activities and communicate with subcontractors for any anticipate changes to the construction budget

- communicate changes to the project manager

- develop plans to execute work efficiently which will support the construction budget

Operations / Coordination

- thoroughly evaluate project documents (plans, specifications, etc.)

- manage on-site project operations

- manage subcontractors, consultants, and others

- ensure subcontractor is fully executing their contracted scope of work

- conduct quality control assessments of work being performed

- train workers in construction means and methods and in the operation of tools and equipment

- communicate with team members regarding ASI’s, RFI’s, and submittals

- maintain up-to-date project documents in the field

- receive on-site material deliveries

- maintain compliance with all applicable safety, rules, regulations, laws, etc.

- schedule, be present for building inspections, and communicate compliance requirements to all applicable subs

- manage cleanliness of site

- complete and deliver daily and weekly logs/reports including site photos

Assist in production of the project

- ability and willingness to work hands on for the production of rough and finish carpentry, electrical, plumbing, general labor, material handling, and more

- execute hands-on work as needed to keep the project moving

Project Close-Out / Punch Lists

- compile, execute, and complete final home punch-lists

- commission building systems

- deliver a pristine work of art to client

Post-Construction

- manage client relations

Administrative

- maintain organization of all project documentation per organizational standards in the office and in the field

- manage meetings (site and office)

- manage work authorizations

- ensure subcontractor has provided signed agreement and insurance prior to arrival on site

- onsite HR management

Requirements:

working construction field experience at bags on and supervisor levels

solid mastery of applicable building code requirements

thorough knowledge of construction means/methods, materials, systems and integration of various disciplines

able to fulfill all functions of position

desires to work hard and do what it takes to execute the project and is not afraid to get their hands dirty!

Preferences:

high level of computer literacy and proficiency including fundamental skills in Google Docs, Sheets

Compensation / Hours / Benefits:

compensation will be based on history and qualifications

forty hours per week during regular business hours of 7:00am – 4:00pm (shifts 30 mins. based on time of year)
