Float Environmental Services Specialist (Maintenance) Southern New Jersey AreaReports To: The Environmental Services Specialist (ESS/Maintenance) will report directly to the Regional Director of Facilities and VP of Construction & Facilities. The ESS will also report daily to the community Executive Director and Maintenance/Environmental Services Director based on placement and schedule. This is an exempt, salaried position.Salary Range: $75,000 - $80,000 YearlyJob Overview: The ESS will assist a region of communities in the overall operations of the maintenance and facilities department, including its maintenance, repair, and housekeeping programs.Position consists of filling the role of any absent Maintenance / Environmental Services Director, assisting a current Maintenance / Environmental Services Director, and/or assisting and acting as a Maintenance Technician.The ESS is required to travel to and work at various locations within the designated region, at any time, in order to perform the tasks of a Maintenance / Environmental Services Director and/or Technician.Region to be covered:South:Ranges from Central New Jersey to Southern New Jersey, including parts of Eastern Pennsylvania and Delaware.Typical Duties and Responsibilities:Assumes the role of a Maintenance / Environmental Services Director and/or Technician which includes the following:Plan, develop, organize, evaluate, implement, direct, and supervise the Environmental Services, Maintenance, and Housekeeping departments, including all programs, services, and activities.Coordinate services with other departments including Wellness, Marketing, Sales, Food Service, and other internal departments.Review and monitor community expenditures monthly to ensure compliance with community’s monthly budget.Assist in recruitment, retention, selection, and evaluation of department personnel.Develop department and personnel schedules, including work hours, work assignments, and cleaning schedules.Ensure compliance with all Federal, State, and Local regulations, as well as community policies and procedures.Maintain required inspections, logs, and requirements per state and federal regulations. (e.g. water temperature logs, monthly fire extinguisher checks, all building and life safety required inspections, and so forth)Ensure required community permits, licenses, and certificates remain current.Develop, implement and monitor life safety policies and procedures to ensure full compliance with regulatory standards, including building codes and fire safety.Maintain operation within departmental system software (e.g. Yardi, DSSI, TELS, etc.)Secure and coordinate with vendors and contracts for all departmental systems and operations, including but not limited to fire alarm, fire sprinkler, fire extinguishers, elevators, HVAC, mechanical, plumbing, generator, kitchen hoods, snow removal, landscaping, trash removal, etc.Maintain all access control systems, door hardware, and keying systems.Perform hands-on maintenance duties as required (snow removal, painting, carpentry, plumbing, light electrical, etc.)Perform corrective work on daily maintenance issues and requestsAble to operate, maintain, and diagnose mechanical, HVAC, plumbing, fire sprinkler, fire alarm, electrical equipment, and all building services/equipment.Assure resident room readiness prior to move ins and provide minor renovations as needed.Conduct daily inspections of the building, grounds, and equipment to determine necessary maintenance and repairs.Participate in community surveys, inspections, and audits made by government agencies, interoffice personnel, and others as required.Review and develop a plan of correction for departmental deficiencies noted during survey inspections and provides written copy of such.Inspect storage rooms, utility/janitorial closets, laundry rooms, etc. for upkeep and supply control.Manage department supply purchases in coordination with Executive Director.Maintain the Emergency Preparedness Plan, trains associates on the EPPConduct and oversee emergency drills.Conduct safety tour to new associates.Maintain on-call status in the event of emergencies.Answer emergency calls after hours and on weekends. React and assists in emergency repairs of any kind regarding equipment breakdown and seeks methods for completing repairs.Supports capital expenditure (CapEx) process, offering expertise in major projects like renovations, system upgrades, and bulk purchases.Coordinate and assist with all cap ex related work and outside vendors.Participate in and attend all in-service training as scheduled.Perform other duties as assigned by supervisors.
