Property Maintenance Tech - Full-time, part-time or subcontractor

We’re a fast-growing property management company working across Albany, Troy, Schenectady. We’re looking for a dependable, skilled Maintenance Technician who can work independently, solve problems, and communicate clearly with our team and tenants.

This role offers a lot of independence. We're looking for someone who can walk into a situation, assess what needs to be done, and take the right next steps—whether that means fixing it, flagging it for follow-up, or letting the office know what’s needed. You’ll have support when you need it, but we trust you to take ownership in the field. If you're dependable, resourceful, and take pride in your work, you’ll be a great fit here.

You’ll be supported by a full-time office coordinator dedicated to making sure you have what you need—access, supplies, scheduling, and backup. You must be able to communicate clearly with the team and provide written updates in our system. (Text-to-talk and simple forms are available—no advanced writing skills needed.) Above all, we’re looking for someone honest, ethical, and trustworthy in the field.

You’ll regularly enter occupied tenant units, so professionalism is essential. That means being punctual, appropriate, respectful, and solution-focused. Most of the residents we work with are truly wonderful—and when they’re not, the office steps in to manage it. We do everything we can to give tenants a high standard of care. Public records are checked prior to site visits, and background checks are completed before start. We do not accept applicants with any record of theft, fraud, or intentional harm to others or property.

Duties Include (examples of typical work):

-Fixing leaky faucets, running toilets, or basic plumbing clogs

-Swapping out light fixtures, outlets, or smoke detectors

-Patching holes in drywall and touching up paint

-Repairing or replacing door hardware, knobs, and locks

-Clearing minor drain backups or resetting garbage disposals

-Diagnosing heat issues (pilot light out, thermostat not working)

-Checking and resetting circuit breakers

-Rehanging cabinet doors or tightening loose hardware

-Securing handrails, steps, or loose flooring

-Installing blinds, window screens, or weather stripping

-Replacing damaged ceiling tiles or trim

-Coordinating with office when work needs a licensed trade or follow-up

-Uploading notes and photos to document each job clearly

What We’re Looking For:

-Trustworthy, reliable, and self-motivated

-Great at problem-solving and following through

-Clear communicator who keeps the team in the loop

-Comfortable working independently and in occupied units

-Basic tool kit and reliable transportation required

-Able to use a smartphone

Compensation & Perks:

-Starting at $26/hr (rate negotiated based on experience and whether you are a subcontractor or employee)

-Weekly gas reimbursement ($100/week for full time)
