Senior Maintenance Service Technician
Job Description
Objective: The Senior Maintenance Service Technician is responsible for efficiently maintaining the property to the goals set by Sermar. Mentoring staff and being a role model for technicians and maintenance staff. Responsibilities include responding to requests for service, maintaining the property to ensure safety and upkeep, preparing units to become market ready. Requires mechanical skills in plumbing, electric, heating, air conditioning, maintenance and repair.
Reports to: The position reports to the Property Manager.
Performance Responsibilities
Respond promptly (within 24 hours) to all service calls.
Maintain a running project list, completing tasks as indicated.
Maintain the skills at needed levels in order to maintain the upkeep of the property such as:
> Mowing property lawns as needed and maintaining equipment for mowing and plowing
> Snow plow, shovel and de-ice all walkways
> Trimming shrubs and bushes and maintain tidy garden areas that are free of weeds
> Pick up and dispose of any trash on the property
> Custodial upkeep (e.g. washing entry doors, vacuuming, windows, sweeping sidewalks)
> Observe proper lighting of entryways, utility rooms, sidewalks and parking lots for resident safety
> Repairing fences and gates
> Mend potholes in driveways, parking lots and repair all sidewalks
> Repaint areas of the buildings to maintain fresh appearance
Prepare vacated units for new residency within 5 days of being vacant by:
> removing old and installing new flooring
> replace windows and screens
> repair all ceramic tile including bathroom tiling
> perform drywall repair, caulk and paint as needed
Service all plumbing, heating, air conditioning, electrical appliances, and ceramics as need. This includes repairing water leaks, piping, air conditioners, furnaces in any area of the unit. When the occasion permits, check unit toilets, disposals, faucets for leaks and repair as necessary.
Oversee the work of all tradespeople and vendors engaged to perform work on the property. Verify to the Territory Manager that the work has been completed satisfactorily and in a reasonable period of time.
Must assist in the development of the operating plan for the property and demonstrate the ability to maximize revenue and minimize expense without compromising property standards.
Purchase, if appropriate, and maintain an inventory of maintenance parts and supplies. Approve invoices for all purchases, noting use of material purchased (i.e. inventory, electrical repair, plumbing, air conditioner, etc.) and which unit it is for.
Show the initiative to take appropriate action without being asked, proceeding in routine matters without instruction.
Demonstrate interpersonal skills and teamwork by developing strong professional relationships with residents and external clients.
Carry out policies and procedures of Sermar Management as indicated in the Property Manager's Manual, Resident Retention Program, Safety Manual, Resident's Manual and the Sermar Management Employee Handbook.
Other duties as assigned.
