Construction Project Manager

Office Location: Westbury, Long Island, NY

Work Location – NYC – 5 boroughs

General Contractor specializing in exterior masonry, waterproofing, and restoration seeks a Project Manager with relevant experience. Roofing experience is a plus.

Essential Duties and Responsibilities:

Project Oversight & Coordination:

Oversee project organization, scheduling, implementation, and closeout.

Establish project deadlines as per the Scope of Work and ensure timeliness, accuracy, and communication to meet customer satisfaction.

Make accurate and timely schedule projections to ensure deadlines are met without exceeding time restraints.

Manage all internal and external communications related to project goals and document results.

Pre-Construction / Construction & Documentation:

Experience in Pre-construction Phase: Create submittals and oversee shop drawing development.

Review drawings and specifications, ensuring coordination of contractor activities.

Manage RFIs, shop drawings, permitting, construction schedules, ordering of materials, and other necessary documentation.

Monitor project budgets during construction to ensure costs are controlled, flagging any potential overages and recommending cost-saving measures as needed

Manage and track construction milestones, ensuring all tasks are completed on time, adjusting schedules as necessary to meet project deadlines.

Identify potential risks and proactively develop strategies to mitigate them. Resolve construction issues as they arise to ensure minimal disruption to the project schedule.

Maintain regular communication with clients, providing detailed progress reports and updates to keep them informed of construction milestones, issues, and completion projections

Coordinate with suppliers and subcontractors to ensure timely delivery of materials and resources, addressing any delays to minimize impact on the project timeline.

Maintain thorough documentation of all construction activities, including daily logs, site photos, and progress reports to ensure accurate records for project closeout.

Ensure all necessary commissioning, testing, and inspections are completed, and coordinate the handover of completed systems to the client.

Meetings & Reporting:

Address technical matters with architects/engineers to ensure projects are structurally sound, code-compliant, and aesthetically aligned.

Attend QC/QA and Architect/Design Interface Meetings to review project scope and any changes.

Formulate reports on work progress, hourly tracking, and scheduling.

Participate in progress meetings, tool-box talks, and value engineering analysis.

Site & Safety Management:

Conduct daily site inspections to ensure work meets contract standards.

Ensure a safe worksite and compliance with OSHA training requirements.

Address deficiencies noted in field reports and coordinate resolutions with architects and engineers.

Change Orders & Closeout:

Oversee the preparation and approval of change orders, ensuring proper documentation and adjusting project plans to account for changes in scope or unforeseen conditions

Manage construction estimates for change orders and oversee closeout documentation.

Ensure timely completion of documents, including completion photos and cost trackers.

Compliance:

Maintain compliance with all relevant environmental regulations, including waste management, dust control, and hazardous materials handling protocols.

Ensure M/W/LBE contractor compliance throughout the project.

Ensure full compliance with OSHA regulations and other federal, state, and local safety standards, conducting regular safety audits and implementing corrective measures as needed.

Ensure all work adheres to local building codes, zoning laws, and permitting requirements, obtaining necessary approvals in a timely manner.

Ensure compliance with labor laws, including wage and hour regulations, proper documentation for payroll, and adherence to union agreements where applicable.

Contractor & Subcontractor Management:

Work closely with subcontractors and employees on job sites to confirm quality and timeliness of work.

Ensure subcontractors comply with contract documents and safety protocols.

Track project milestones, task completion, and report progress to management.

Additionally:

Other responsibilities as assigned by management.

Strong leadership skills with the ability to effectively manage teams and subcontractors.

Excellent communication skills, both written and verbal, with the ability to liaise with clients, architects, and team members.

Proven problem-solving and critical thinking abilities to address project challenges and develop solutions.

Requirements:

OSHA certification per NY state guidelines.

Proficiency in Microsoft Office and project management software.

Flexibility for second-shift work and ability to travel to multiple job sites as needed.

Minimum of 4 years of relevant project management experience.

Salary: Negotiable based on experience.
