Beautiful private homeowners association in Northport, NY is looking for a property maintenance superintendent. This is a fabulous work environment for a person that has good working skills, and the physical ability to perform the needed items below. We can offer a very competitive salary, vacation time, holidays, and a somewhat flexible schedule, but we do not have a heathcare package. Qualifications:
High School education or equivalent
General knowledge of electrical, HVAC, plumbing, gates, pumps, and swimming pools
HOA, condominium, or similar facility maintenance experience
Ability to manage contractors and vendors
Must possess valid driver’s license, car insurance, and reliable transportation
Must be able to complete tasks with little or no supervision
Essential Functions:
Inspects the community each day and reports issues promptly to the Community Manager or Board
Performs routine mechanical, plumbing, HVAC, and electrical repairs
Performs routine carpentry, painting, and other such tasks
Ensures that trash and waste are picked up on the property
Ensures that preventative maintenance is performed on a timely basis and that preventative maintenance schedules are followed
Assists the Community Manager/Board in obtaining bids and provides on-site supervision of contractors and vendors
Completes required service requests in a timely manner
Participates in an ongoing community improvement plan and preventative maintenance program
Ensures an adequate inventory of supplies for repairs
Must be available for emergencies on evenings, weekends and holidays
Must be prompt, on time to work, and have good, regular attendance
Must communicate promptly and regularly with the Community Manager/Board and interact with residents in a friendly and polite fashion
Must stay informed and comply with all policies and rules
Performs other duties as assigned by the Community Manager/Board
