PLEASE BE ADVISED THIS IS NOT A JOB FOR HIRE LISTING. THIS IS A LISTING SEEKING A FINANCIAL PARTNER TO OPEN A DINER IN BEDSTUY BROOKLYN.

This requires you to have funds to split cost as we will need to perform some cosmetics to convert this location to resemble a Classic Diner. So if you have funds or access to funds this is required to partner with me.

Good Location. Foot and vehicle traffic. This is a second-generation space which is fully built out and has all of the equipment. However, it does need a bit of TLC to convert into a classic Diner Look. So, you will need funds to Partner with me as we will be sharing expenses.

Looking to open a classic Diner location. If you are interested and have the funds to partner with me please send me an email with your contact information as well as how much liquid funds you have available.

Turnkey location which would be ideal location for a Diner.

Turnkey location has all equipment just needs to some cleaning and cosmetic TLC and decor.

Note: I am open to all concepts as long as we believe it's the correct fit for the neighborhood and demographics. (Remember this is a Diner Concept)

Only looking to hear from experienced restauranters looking to expand/grow/partner.

Estimate Cost of Opening 2nd Generation Restaurant Location as Diner

These numbers are all estimates.

Project Scope Cost( Estimates to get Diner Operational)

1) Rent: Asking $4,000.

2) Initial upfront expenses: Rent plus 2- or 3-months security deposit. ($12,000 or $16,000) however will try to reduce upfront costs

3) Cosmetic\repair\design\construction\equipment cost: $50,000

4) Furniture: 10-15K

5) Inventory: $4,000

6) Payroll:

7) Insurance: 1,000,000 policy ( 3K annual premium)

8) Marketing/Social Media (5K)

Estimate Total Expense Cost to get Diner Operational": $101,000

Monthly Expenses

1) Rent – 4,000

2) Cooking Gas: 500

3) Water: quarterly: 300

4) Electricity: 300

5) Insurance: 300

6) Payroll: 2000

7) Inventory: 3000

8) Pest: 150

9) Hood\Grease trap: 150

Estimate Monthly Expenses: $10,700
